This discussion just reminded me about the old Weston tower proposal for North York. Apart from the height it wouldn't look out of place as the design of the early 80's proposal was considered to be far ahead of its time.

I agree with you for the most part but I wouldn't write off North York as an architectural dead zone like Scarborough City Center. I think 4800 Yonge proposal pales in comparison to the Nestle Building.

On a side note it's nice to see a design change for that 32 story Church Street condo. The setbacks are better than nothing and it'll sure look pretty glitzy among the current rental stock in that 'nabe.

I think infill projects like this will become more common as downtown land becomes more expensive and scarce. Tower-in-the-park property owners will look to maximize revenue by developing excess parking lots and private green space. A lot of apartment complexes in the eastside provide this opportunity for more density.

The podium of the Yorkville Plaza (old Four Seasons) will be remodelled and will have retail units. I still would have preferred the redevelopment proposal but at least the street presence will be much improved.

Yeah, disappointing news considering the prime location but still a huge improvement. I wonder if the hotel restaurant and amenities will stay?

FOR SALE: THE SHEPPARD CENTRE

Quote:
The Sheppard Centre, a mixed use development at the corner of Sheppard and Yonge Streets, is now for sale, according to TD Securities.
Quote:
What makes this an intriguing opportunity for developers is the fact that there is potential in adding much more density to the site.

Based on documents provided by TD securities, in the long term the site could see up too three new towers.

Bids are currently being submitted to TD Securities on September 27th.

Looks promising, another quality Wallman design and Freed (& Minto) development.

http://www.toronto.ca/legdocs/mmis/2...file-39894.pdf

More details and elevation drawings in the link. (From Urbanation)

Quote:
This proposal is for a mixed-use building with retail at grade (5,623 square metres) and 970 residential units (75,086 square metres) above in a building ranging from 4 to 22 storeys in height (18 to 81 metres). Access to the parking and loading is from both Front and Niagara Streets, and four levels of underground parking will serve the residential and the commercial uses.

Staff report and elevations (link from Urbanation):

http://www.toronto.ca/legdocs/mmis/2...file-39882.pdf

Quote:
The proposed development retains and preserves the 5-storey designated heritage
building on the west side of the property at 2 Gloucester Street (the former Masonic Hall
including 601-613 Yonge Street) with commercial uses at grade and on the 2nd floors
and residential uses on the 2nd to 5th floors for a total of 16 condominium units. The
individual commercial units have direct pedestrian access on Yonge Street. The access to
the condominium units above grade is at Gloucester Street. The existing rear addition at
6 Gloucester Street which includes the back half of 8 Gloucester Street will be
demolished and replaced with a 29-storey tower containing 211 residential units and
approximately 202 square metres of retail space at grade. The existing heritage semidetached 2 ½-storey building at 8 Gloucester Street will be rehabilitated and incorporated
into the base of the new development.
A good looking proposal overall. This and Five (St. Joseph) are great standards for future growth along Yonge Street with the preserved/restored retail strip and set-back density.

Interesting, although unconfirmed information by Nadine Robbins via Urbandreamer on UrbanToronto. The 199 and 205 Yonge Street proposal will be 80 storeys according to this real estate insider.

80 storeys is pretty big news, would be in the height range of Aura and One Bloor. With Yonge/Bloor and Yonge/College getting taller and denser, it's nice to see this part (Dundas to Queen) densifying too, skyline wise).

http://www.nadinerobbins.com/199-205...wn-Luxury.html

Quote:
Both the former branch of the Canadian Bank of Commerce at 199 Yonge Street and the stately Bank of Toronto building located at 205 Yonge Street have been sold and a new future 80-storey condominium project is scheduled to take their place.
