And that particular Carl's Jr. is gross. (Yes, I ate there, unfortunately).

At least this is one project where each new rendering improved on the last one and that the actualization of it looks better than the rendering. First, because they simplified it and got rid of the balcony box frames. Second, because they darkened the color and are actually using good-looking glass. In other words, it doesn’t look cheap.

Hopefully they scrap the grid and just cover the whole garage in some type of uniform pattern.

I hate that freaking building. Its the biggest eyesore within a 20 mile radius. It needs to go and be replaced with a 40 foot architectural gem.. Thats a significant corner

RE: Commencement of Construction on Apex Phase II
Holland Partner Group will begin development July 11, 2016 on the long-awaited final Phase of the Apex project. Project details are as follows:
· Privately-financed project for Holland Partner Group. Holland Construction is the design-build general contractor managing work onsite (CA License #944880).
· Construction of new, 28-story, LEED Silver, residential tower over 3-story subterranean parking structure providing 341 new apartment units.
· Construction of 11,600 SF of street-level retail.
· New roof-top level amenity space.
· Modifications to existing Apex Phase I parking structure to connect to new parking structure (overall increase of 94 spaces).
· Completion of the idle Urban Park fronting Flower Street.
· Street-level hardscape improvements along 9th Street and Flower Street.
We anticipate the following long-term impacts to the residents of Apex (The One) and the Concerto loft building:
· Q2 2016 – Q3 2018: Sidewalk and lane closure on South side of 9th Street from Figueroa to Flower
· Q2 2016 – Q4 2016: Modifications to existing Apex parking structure (exact start date pending)
· Q2 2016 – Q4 2018: Overall construction duration
The following immediate construction activities are of note:
· 7/5/2016: Last day of parking at surface lot on 9th Street
· 7/9/2016: Installation of traffic control systems
· 7/11/2016: Delivery of drilling rig for shoring piles
· 8/2/2016: Begin excavation
· 10/5/2016: Complete excavation

Exciting news. Now I'm curious what will come of the half-block along the north side of 9th between Grand and Olive.

Hopefully it's a tower or two and not some 7-story copy of 8th/Grand.

That block is really interesting. Here's my dream of how it would develop.

Well it's currently the 8th. Can anyone confirm if the lot has indeed closed to the public? My birthday is August 2nd so that would be a great birthday present.

It looks to be true!!! Apex II will rise!
I live next door, just checked; no cars parked, 1 bulldozer, 2 pickup trucks, and lots of fresh red paint sprayed on the ground everywhere. WooHoo!
This will pair nicely with 9th & Hope 1 block away BTW, 9th & Hope has a pretty decent size hole in the ground as of today.

I'm a little confused...will this be across from the Starbucks on 9th and Flower?

Does anyone have that new rendering for Apex? I can't find it ANYWHERE. I wanted to replace it on the front page.

Yeah, I think that he mistyped. The project with the decent size hole must be 9th/hope and the one where groundbreaking is imminent is 9th/flower just west of Starbucks.
