Nice overview of this amazing project. The Wilds portion looks like it's going to be epic. I always appreciate how SF excels at incorporating open green space into its projects.

An entire neighborhood and public park are rapidly taking shape on the leftovers of the U.S. Navy’s old base on Treasure Island. “Parks, plazas, promenades, wetlands and natural areas … all connected by bicycle lanes and pedestrian trails,” are coming, explained the Treasure Island Development Authority’s V. Fei Tsen during a SPUR panel Thursday afternoon about the past and future of the island. “It will be the biggest addition to the city’s park system since Golden Gate Park.”



“It’s now been almost 30 years since the navy listed the station for closure,” said Bob Beck, also with the development authority. “There’s been significant progress on the infrastructure side, such as new gas regulators, electrical switchers, and the Public Utilities Commission is taking bids for new construction of a new wastewater treatment plant.”

There’s also ongoing stabilization work to protect the man-made island from earthquakes and sea-level rise, all in preparation for an entirely new San Francisco neighborhood, with about 27 percent of the housing affordable and the rest market-rate. “The approach is to make it part of San Francisco through urban form, density, and 8,000 new housing units,” said Kevin Conger, Principal with CMG Landscape Architect. Those new units will be clustered around the recently opened ferry terminal, to minimize the need for a car. “All of the residential development is within a 15-minute walk of the transit hub,” he added. “Providing a high-quality pedestrian environment, prioritizing walking not driving.

That means streets without curbs and with lots of paths and natural vegetation to make walking around and cycling around the island as pleasant as possible.

The developers even went so far as to consider usual wind patterns and to angle the buildings and the grid to avoid creating overly blowy streets.

Although not many of the existing structures were salvageable, said the panelists, an effort is being made to preserve what they can, including Pan Am’s Treasure Island terminal, which welcomes visitors as they arrive by ferry. The island’s historic chapel is being repurposed into a public space as well.

The first phase of housing development in the $8 billion project will be finished this year, with more coming online in phases. The affordable housing will be prioritized for homeless veterans as a nod to the island’s military past. As to the future, the developments will feature public art, public spaces, and great views of San Francisco. The large park is designed so coastal parts of it can be allowed to transform into wetlands as sea levels rise, to avoid flooding the rest of the island.

Unfortunately I don't see that happening anytime soon. Here's the most recent proposal but I don't think it's gained any traction since it'd require the removal of one lane on the bridge, which would be better served as a bus lane.

You'd be better off taking the ferry and then biking around TI.

It is really straddling the line of high-rise, who knows whether it is or not, because they don't list the actual height anywhere on the website. At 22 floors, it really depends on how high each floor is. If it is 14 ft, then the total will be 22x14, 308', which is approximately 94 meters (not a high-rise). If it is 15 ft, then the total would be 330', or 100.5 meters (high-rise). If it is a situation where each floor is 14 ft, and the base is double height, making it 322 ft high, then it is approximately 98 meters (not a high-rise).

A skyscraper would be 200m+ and a supertall 300m+. These technical details are somewhat fuzzy, as in some places a high-rise is anything over 50m, and a skyscraper is over 150m. Either way it is definitely a welcome project for Treasure Island.

Not a fan of the LA/Miami-style podiumism, but at least it's well executed with townhouse style residences and decent ground level interaction instead of a parking garage podium.

The specs:
- 22 floors
- 250 units
- 1,900 sq ft retail
- Below-grade parking for 109 cars

The Bristol is now open on Yerba Buena Island. The condominium building is perched on a forested hillside in the center of the bay. It is the first of many projects that will transform Yerba Buena and Treasure island into a new dense neighborhood of San Francisco. The opening is announced by developer Wilson Meany and investment firm Stockbridge Capital Group.

In celebration of the opening of the Bristol, YIMBY was given a personal tour of the six-story project designed by the local architecture firm Hart Howerton. The building offers for sale 124 residences ranging in size from studios to three bedrooms. With each unit, residents are provided with a suite of amenities, services, and close proximity to the island’s 72 acres of parks and five miles of trails.

And a quick refresher of the overall plan:

The master plan was designed by Skidmore Owings and Merrill, who oriented the project around three compact neighborhoods with public transportation emanating from the mixed-use hub with connections to San Francisco. Of the 8,000 units, plans include 421 townhomes, 2,232 low-rise units, 519 mid-rise units, 3,144 tower units, and 1,684 to be managed by Authority Housing.

For now, the Treasure Island and Yerba Buena have seen the opening of Bristol, Maceo May Apartments, and Clipper Cove Beach. With the landscaping and five more projects under construction at the moment, there are nearly a thousand units either complete or rising. The first phase will open around 1,500 units. Tidal House is expected to open by 2024. Completion of the master plan is anticipated by 2036.

The crane for Tidal House looks ridiculously tall considering the building is only just above ground level. Looks kinda goofy. I wonder why they set it up at full height instead of raising it in segments as the building grows.
