I wonder how badly Coquitlam College and Lasalle has been impacted by the immigration curbs.

It used to be mostly Indian students getting off at these stations, but I'm noticing a lot less.

City Initiated Zoning - Rupert & Renfrew Station Area Plan

This would be a huge move, the amount of buildable area/density that would suddenly be allowed as of right would be pretty incredible.

Going by the history of the Cambie Corridor Plan, where we saw a lot of 6 story strata buildings built (with similar density as R3-1) within a relatively short time frame, we should see a similar pattern within the Village areas on the west side of Vancouver, except without the need for a rezoning process.

Storeys reported the site assembly in April. The assessed value of the properties was $53m. "Sightline Properties started acquiring the parcels in September 2024, with most of them being obtained in December 2024 and February 2025. They have set up four separate companies to develop the site, it has been reported that it will be a phased development. Sightline have a significant development portfolio, but so far have actually built two townhouse projects. Their six-storey rental building at 3449-3479 W 41st Avenue was destroyed by a fire in August 24 - The VPD ruled out arson as the cause.

The Joyce Street project (38 stories) is progressing with a building permit showing up in the system in August but not yet issued.

A Vancouver developer is suing the former owners of a residential property that the developer purchased for a land assembly, claiming the owners failed to terminate an existing tenancy by the possession date, saddling the developer with tenant relocation and protection obligations.

Sightline Properties (Real Estate) Ltd. and related entities filed a March 9 civil claim in B.C. Supreme Court against Long Yun David Zhong and Yan Ting Cai, whom it said are the former owners of a residential property at 2851 E. 10th Ave.

According to the claim, Sightline purchased the property from them in July 2023 as part of a 26-lot, private land assembly of an entire city block along East Broadway in order to construct a mixed commercial and residential development there consisting of 573 rental units between four towers.

Sightline paid $5,388,888 for the property, and executed various agreements with the defendants, who contractually agreed to bear “all responsibility” for ending any tenancies, according to the claim.

The property contained a three-bedroom, two-bathroom upper unit that was rented out to tenants since January 2023, and the plaintiffs claim the defendants committed a breach of contract by not terminating this tenancy by the possession date.

The agreements allegedly promised Sightline vacant possession of the property on the December 2024 possession date. The agreements also allowed for a six-month delayed possession period where the sellers could rent back the property for their own residential purposes for $1 per month.
