You know these documents better than I do, but I thought that someone said that "x" number of feet must be subtracted from that number for the elevation (or something) to get the actual building height.

You can see here, filings aren’t complete.

The figure The New York Lion is quoting already has the elevation at street level subtracted, the figure came from the construction documents.

Thanks. Will this be 832 or 844 feet tall? (Not that 12 feet matter much...)

P.S.: Do you think that the design will change?

Could upper bulkhead exclude a crown?

This is both disappointing and exciting considering the original height was ~700 and I thought it was going up to 1100.

I second that the floor count is fake, this isn't the 1930s when office floors were that small.

It seems that this tower and 343 Madison will both be around 840 feet tall. When 56 Leonard was built, any tower of 800 feet or more was considered very tall. Now, ten years later, 800 foot towers are quotidian in Gotham.

Related shells out $52 million for Class C building in Hudson Yards

C. J. HUGHES
January 7, 2024

Quote:
Related Cos. appears to have very keen interest in a next-door neighbor.

The developer recently plunked down $52 million for 461 10th Ave., a 6-story, 44,500-square-foot commercial building in Hudson Yards known for hosting corporate parties that’s also adjacent to a Related high-rise project, according to a deed that appeared in the city register Monday.

Related and a partner, Oxford Properties Group, are developing a 72-story office tower next-door known as 70 Hudson Yards.

But work on the 1.4 million square foot high-rise, which broke ground in the summer and is to open in 2028, is already underway, and it is unclear what the building’s lot or air rights could add at this point. A Related spokeswoman could not be reached by press time.

Yet Related’s purchase of No. 461 gives the Jeff Blau-led firm total control of its block, which is also bounded by West 35th Street and Hudson Boulevard East. In addition to 70 Hudson Yards, the block contains Related-owned 455 10th Ave., a 44-story, 272-unit rental building called the Set.
Quote:
The big-ticket transaction comes amid a newsmaking stretch for 70 Hudson Yards.

On Monday Related and Oxford announced they had closed on about $2.5 billion in construction financing for the tower from a partnership of lenders that included Wells Fargo, Bank of America and Standard Chartered. Right before Christmas the developers also sold a stake in the project to the Kuwait Investment Authority for about $413 million, based on the city register.

The lenders undoubtedly liked the fact that financial services firm Deloitte has already agreed to lease more than half of the tower, or 800,000 of its 1.4 million square feet, for its new headquarters.

This tower is rising across Hudson Boulevard from 2 other large developments that are somewhat stalled - 418 11th Avenue, another 72 storey 1.4 msf tower (state approval has yet to begin), and 3 Hudson Boulevard, which should have risen already. Both involve BXP and Moinian. Make of that what you will, but I believe Related would have built the tower already.

Anyway, it's exciting to see this tower rising while we await progress on those others.

I wonder if this is the latest design which reflects the extra square feet.

The crown is similar to, but different from, this version.

That shows the "balconies" on the east facade.

It seems that, according to the latest design, the newly-acquired Tenth Avenue parcel will be a plaza.

Is that very tall tower the former “Affirmation Tower" that had been proposed by Peebles?

No, that building will remain.

Deloitte's $2.6B Hudson Yards Deal Tops NYC's Priciest Leases Of 2025

Sasha Jones
January 28, 2026

Quote:
A big four consulting firm last year signed the most expensive lease in New York City since the pandemic amid a resurgent office market, demonstrating the eye-popping sums companies are willing to pay for space in new towers.

Deloitte is set to pay more than $2.6B over the nearly 22-year, 807K SF lease it signed last year at 70 Hudson Yards, according to a CompStak analysis of the highest-valued Manhattan office leases provided exclusively to Bisnow.

Related Cos. and Oxford Properties Group arranged $2.45B in construction financing for the tower, which won’t be ready for move-in until at least late 2028.
Quote:
The deal is the most expensive office lease signed in NYC since the pandemic, according to CompStak, and more than double the highest-priced lease of 2024, when TPG agreed to pay Tishman Speyer more than $1B for its 300K SF in The Spiral.

Starr Cos.’ 275K SF lease at 343 Madison Ave., signed just before the holidays, also topped 2024's high-water mark. The insurance and investment company will pay nearly $1.3B for its 20-year lease. The deal allowed BXP to move forward with construction of its $2B, 930K SF office tower, which isn’t expected to be completed until 2029.

The developer has also secured a letter of intent for another 16% of the building, just above Starr, BXP executives said during its fourth-quarter earnings call Wednesday.

70 Hudson Yards Prepares for Vertical Construction in Hudson Yards, Manhattan

Quote:
Construction is preparing to go vertical at 70 Hudson Yards, a 52-story commercial skyscraper in Hudson Yards, Manhattan. Designed by Roger Ferris + Partners and Gensler and developed by Related Companies and Oxford Properties, the 832-foot-tall structure is planned to become New York’s first zero-carbon-emission skyscraper and will yield just under 1.4 million square feet of office space. The property is alternately addressed as 514 West 36th Street and located along Hudson Boulevard East between by West 35th and 36th Streets.

Foundation work has progressed since our last update in mid-December, when excavation was still ongoing while the slab and perimeter walls were taking shape. The following photos show the tower crane arriving on site yesterday in preparation for the start of vertical construction. YIMBY expects work to reach street level this spring.
