Main floor there is mostly secured loading docks and parking. Tetratech does a lot of scientific research and engineering, so it's probably a good fit that it's that secure.
Adding Hyatt should help that stretch a bit – but it really does need streetscape enhancements... that won't happen until something does at P&M though. I like the idea of narrowing EB to one through lanes, would allow widening of the sidewalk. Frankly, there doesn't need to be parking/loading on the north side, it's all surface lots, and Fairmont has a drop-off bay.
Because I'm not feeling good and doing nothing, here's my thought – black is expanded sidewalks.
Now I know some may freak and say we need 2 lanes EB in rush hour. Even if we had that – still think there's room to expand the sidewalks by realigning the road.
