This one has a far more west-coast feel particularly with the interiors. But man, the floorplans are cramped! My $400k one-bedroom condos have more generous living/dining space than their $2M 2-bedroom units.

Really cramped - linear kitchens and the bedroom suites look bigger than the living diving rooms,

Are they including the balcony in the 1474 sq ft?

The "japanese garden" seems like a huge waste of space. They should have continued the exterior glazing from the dining room and enclosed that space instead.

Yep, I'm pretty sure they're combining both interior and exterior square footage like in Vancouver House and just calling it 'living area' instead to boost the number

Yeah, they are to boost the number / "mislead".
If they enclosed the balcony bits they'd exceed their FSR.

Did you remove a column at the Japanese garden?
The mind boggles at the placement of the other column in front of the window
(it's not as if the building has regular window spacing, either).

It's not like adding a few square feet to each unit instead of useless balcony space makes any different to the City in the end...

I wonder why those 2 columns can't be part of the external wall - they're only a foot away.
I suppose having the column as part of the wall would force a "stripe" up the tower
- so maybe it's an facadist artistic choice that has dire consequences for interior space planning.

The interiors for this building are the best I've ever seen, and so fitting for Vancouver/West Coast style. Such a nice break from the 'everything must be white' scheme we've been seeing lately that appeals very much to certain foreign buyers.

Agreed. We need more buildings that fit Vancouver's west coast style instead of architecture and buildings that follow the money and can go in any city because of their sterility.

Balconies are not included in FSR calculations. They are "free" in density calcs, up to some ratio (8% of FSR or something like that). Some interior storage is also excluded from FSR calcs and are "free", too.

It's not always the big bad city that's responsible for dumb floorplans.
