Given the location, size and finishes, it is pricey, but I have friends who live in more moderately sized ones that are comparable to SFHs.

The economics of these need to be balanced off with other forms of density and the fact that people need to be willing to pay for that product.

Around 1.1 when purchased. It is a high-end townhouse in a highly desirable area. A bit further south my friend owns a 1000sqft townhouse with rooftop deck that was $650k and more akin to what we would see work in and around central Edmonton. That said, how about some higher end stuff near high-street or Rossdale.

You guys can check prices for all Vancouver properties on BCassessment.ca

It's a well built site too. Not like Calgary's clunky dumpster fire. Does Edmonton have something similar? I think in Edmonton you have to have an access code to view property assessments no?

For BCassessment all you need is the address. It will tell you how much neighboring properties are going for, sold prices within the last 3 years and the assessed value of the property you're looking at.

for $650,000, you could buy an average/median price single family home in garneau or windsor park and still have $150,000 left over...

Yes you can Ken, but for some they would prefer a maintenance free, more urban option...that's what we are lacking in many areas.

you can buy/hire a lot of maintenance for $150,000...

besides, you know full well that townhouse is not maintenance free either - it's provided by the strata corporation in exchange for the fees they collect every month.

Simply put, we have a lack of certain product types and need to find ways to diversify our offerings. While the market for Urban Townhouses is smaller than traditional single fam or condos, there is a market and it is growing.

just received the teaser for a very attractive develoment site in central vancouver. two single family lots that are still zoned single family. plan on 3 years for development approvals and paying big dollars to the city in addition ot the cost of the land to see the bonus density take the fsr from 3.0 to 5.5. my guess is the 1,248 psf acquisition cost (if it doesn't sell for higher than list) will end up somewhere in the range of 380-400 per buildable sf.
