It's been a couple of weeks since I've checked up on the AZ Center renovation. I stopped by last night and there has been a ton completed in the last couple weeks.

The lower level concourse is nearly completed and the bricks, wood planking and planting are all done. The pedestrian bridges and stairways are almost complete as are the elevators. The entrance next to the theaters is nearly completed. Best of all, the entrance through the valet was completed and open. I was very impressed with this. Even though you walk through the valet, it is a very open and visible entrance from the street. The only thing I could think of to improve this would be to create a pedestrian crossing going straight to Sheraton to maximize the access. Outside of that, I think they are doing a heck of a job on AZ Center!

I know when it was announced, they anticipated a starting date of April. However, I have not seen any permits with the City of Phoenix or FAA evaluations submitted yet, so not sure how exact the start date is. Impatiently waiting on this and the residential to start...

I found something interesting. It looks like another version of the Palmcourt Tower but it's designed by a firm called NADG.

I'm gonna believe that one. Bruder has no highrise experience and this looks more fleshed out and realistic.

This smells like a land bank, largely due to the mall owner's desire to recover some cash quickly and the choice of architect.

This rendering would place this tower close to around 380' to 400'. How much traction would this have to build that tall in this location?

Took a stroll through AZ Center last night and the bottom level appears to be nearly completed. The valet is open and they have placed LED lights under all the handrails over the bridges and steps. Pretty nice touch. They are still working on the main entrances, but those should be completed in a week or so.

It felt a little empty though last night...probably due to First Friday, But with a lot of the first level construction and fencing removed, it becomes obvious how many vacant retail spots are available. I hope they start signing tenants soon. Does anyone know of any potential retail moving in?

There is a large amount of exsisting, UC and planned hotel and residential near the az center as well as offices and students. I’d be surprised if they have trouble finding tennants with the current outlook. But i haven’t heated of anything specifically moving in

I've been wanting to hold judgment but I've always felt the renovations are lipstick on a pig. AZ Center is cursed.

The only time I ever wanted to be there when I lived in the area was when they had something like a free concert or show but I don't know if that is still a thing now, and/or extends past first fridays. I doubt the renovations included a stage, but that's one way I'd improve the place: regular programming.

Until they finish buildout of the hotel, residential, and probably another few more towers, I don't see it getting much more activity. There's soooo much vacant space and nobody's going to be opening up retail unless the local demographics significantly improve which won't happen anytime soon.
