Finally, a neighborhood with an appropriate master plan.

The area around Six Corners must become more dense and pedestrian friendly for it to reclaim its status as one of Chicago's premier shopping districts, according to a master plan commissioned by the city.

Among the recommendations:

• A cluster of high-rise buildings with some 300 apartments and condominiums should be built on the southeast corner of Irving Park Road, Cicero Avenue and Milwaukee Avenue.

• Two new mixed-use commercial developments should to be constructed along Milwaukee Avenue with shops or offices on the ground floor and homes on the upper floors.

• A plaza should be built near Belle Plaine and Cuyler avenues. In order to make that possible, a strip mall that now houses a Subway restaurant and a Dollar Tree store should be reconfigured.

Its also easy to say the Bears won't win the Super Bowl... but I hope it happens. I guess talk of this should be in the Post Office redevelopment thread anyway.

^ Now this was great to read. We actually have 2 Alderman in this neighborhood who are in support of density around this site.

What I find curious is why a developer has not stepped forward and taken this on? Pro-density Aldermen in north side neighborhoods are not common, and it's not like this area has seen a ton of development recently.

I agree. Close proximity to the Irving Park Blue line stop makes the area more attractive than other parts of the city.

Uptown rising is inching closer to reality.

This week, the 46th Ward Zoning and Development Committee voted to approve JDL's request for $32 million in TIF assistance, compromised on the percentage of units in the 842-unit development that would be designated as "affordable," and voted in favor of demolishing Cuneo Memorial Hospital.

Officials said that JDL would incorporate the committee’s recommendations into the plan. The committee is set to take a final advisory vote on the project by April 29. Cappleman will give the final yea or nay before the plan goes to the city.

Killer. There's no doubt in my mind that the greater downtown area has become a world-class juggernaut like Manhattan, central London, or Toronto. Chicago is basically two separate cities now.

I am intrigued by TUP's proposals to essentially create a separate set of laws for the struggling South and West Sides, with relaxed regulation and permitting requirements. These areas need economic stimulus, but they can't afford to cut taxes because they are in desperate need of police/fire and social services.

Maybe we should adopt some of the ideas that have been pitched for Detroit?

New UNO school finished.

Sorry for the poor picture quality. This was taken from Milwaukee District West Line Train while moving from behind the tinted Metra windows which are very difficult to get a shot from. There have been no completed pics of this so I thought I'd post up these anyway.

^ Nice. But what happened to the charter school along the Kennedy at Avondale & Kimball (next to Novak Construction's Leprechauns) -- site was levelled long ago and no activity has occured since.

That photo is of the Barry & Wilton parcel. The other medical project at Sheffield & Wellington is not in the construction phase (don't know what its status is).

Toronto?...really..nice try throwing that in in there to slip through... but yes Downtown Chicago is on par with Manhattan and London indeed.

^ I don't think downtown Chicago is on par with Manhattan and London but yes, it's a step above Toronto's.

Thats not a charter school, thats Northeastern Illinois University.

^^^ I heard this went up on Bid-clerk a few weeks ago. Should be finally moving forward if that is any indication.

It looks like it is going to be made of the same iridescent material that was posted for that office renovation in the highrise thread. Fingers crossed for that because it will be absolutely amazing to see from a moving vehicle.
