Sorry, nobody I know is involved in this one, so can't get any information.

I did hear last week that McKinley Green has restarted from their pause due to Covid, they are moving towards building permits so hopefully this one gets going mid-year maybe. Another 10-story and 23-story near the Stewart will look great!

I noticed the uptick in permit activity for the 23 story McKinley Green building. What is the 10 story building you referenced?

National Multifamily Developer ZOM Living Enters Phoenix, Arizona Market

Did we know about this? This is for the empty lot wedged between The District and Pearl Biltmore right?

That looks to be the last parcel in the Biltmore absent some reconfiguration of some of the surrounding office buildings/mall or demolition of the serviceable but underutilized 2701 building.

Hopefully these are the first of many for ZOM Living, looking at their website they do a lot of downtown high rises in Florida, some 40/50 stories. So maybe eventually they will do one downtown Phoenix.

Biltmore: 300 units on 2.9 acres can be achieved with a 4/5 story wrap easy
Scottsdale: 749 units on 3.7 acres means they are trying to do towers probably around 8-10 stories to make that work. They mention 2-3 buildings.
Desert Ridge: 600 units on 26 acres, no idea what they could be planning here. The 20 acre piece (zoned commercial) is NW corner of 56th/Loop 101 and is wrapped on two sides by City North development and 6 acres is across the street, East of 56th (zoned R-1 residential) and an awkward shape (narrow triangle).

I would be extremely surprised if Scottsdale allowed that kind of density, but who knows.

Its the two dirt lots NE of Camelback and Scottsdale intersection. There are a handful of midrise buildings up to 10 stories in that area and some new ones being developed right now, so its definitely feasible, but you are right there is a lot of opposition from the neighbors up there in regards to anything with height, so not without its challenges.

This is the same lots as the former proposed Blue Sky towers. I believe those were around 15 floors and were approved before they went under. I don't think it would be a problem for something similar.

Interesting, I was not familiar with that project. Apparently it was 700 units in 3-13 story towers. If those were approved, they might be able to amend the site plan package with the new design without a major battle since the height was previously approved, but I guess we will have to wait and see.

Thanks for the info. My daughter lives in The District, and we were just discussing what might come of that lot.

Btw, Pearl Biltmore has been sitting without activity for months. Seems odd considering how apartment construction has been so active these days.

I also notice that they revised their completion date to March 2022. Makes sense -- this project is very slow moving compared to The Fillmore, which is very similar in design, and Aspire.

The concrete is done and they are on the wood framing now, so it will be moving very quickly. I actually took an update pic today. I'll post it here in a bit.
