I took a 7.5 mile walk from Buckhead MARTA station down Peachtree, to 15th & W. Ptree to 10th & Spring, down 5Th, to Ptree to 6th & Juniper, then down piedmont to 12th, then back up 11th, to the Midtown MARTA Station. I am so excited by what I see. Amli is putting structures in the ground, 22 14th, is breaking up some serious rock. Atlantic House, has started the other half of the garage. Hanover is still below grade, but a lot of progress from 2 wks ago. I am digging how Alta Midtown is looking. Modera is really taking off now. NCR HQ has structures up already. 6th & Juniper is wrapping up the first level, and starting on the 2nd. The view on the corner of 10th and Piedmont is changing so fast it's unreal. You can see 60 11th St., Azure, which looks great (minus the ugly wall facing Ptree), one can see Yoo, but not Alta yet, they are making a big mess at the moment prepping the ground. They are wrapping up 60 11th, and Post Millennium is well above grade, especially on the parking deck area. I am so excited about what's next. I was gonna take pix, but I am clueless as to how to post them.

Cool

Great to see for Chamblee! Although, not sure that advertising a suburban strip plaza as "the heart of Chamblee" is the best for the City!

Jarel said in the Curbed article that they weren't sure if this was going condo or apartments yet. Considering the lending restrictions on condos, I would lean apartments on this.

Just curious, when we refer to lending restrictions with condos, are we generally talking lending for the developer to build the building? Or are we talking about lending restrictions for individuals purchasing the condos, therefore creating uncertainty for the developer?

Is it generally possible for a developer to start building a building as apartments and then announce them as condos toward the end of construction? I'd imagine there would have to be something written into the financing to allow that kind of flexibility.

Usually they're talking about banks lending to the developers. Banks are much more careful these days about financing condo projects because of what happened in 2007/2008.

A new tower crane has appeared in the past 24 hours south of the State Farm headquarters; it appears to be just ITP and visible on the Oxblue website. What building is this?

The triplet phase of the Perimeter Summit buildings, you can see it under construction riding marta.

Their studios are 643 Sq Ft, so that's right at $3/sq ft.

Skyhouse & Skyhouse South are ~$1,500 for 621 sq ft, so $2.40/sq ft. Thats a 25% premium for 77 12th.

I also don't know how "accurate" that pricing is. A lot of these companies use revenue management software that fluctuates pricing daily based on availability and other algorithms. Chances are they have 1 studio to lease, they'll have it listed for this insanely high price for a bit, because why not? And when no one rents it, it'll go back down.

You'll note that this studio is a "penthouse" unit as well.

Georgia Senate OKs tax break aimed at downtown Atlanta redevelopment.


Philips Arena

The Georgia Senate Thursday overwhelmingly approved a tax break that would help developers build a mixed-use project in a blighted area of downtown Atlanta near Philips Arena.A bill senators passed 42-8 would offer sales tax rebates in connection with the revitalization of a huge swath of downtown between Philips and Underground Atlanta, including an area known as “the Gulch.”
