I'd prefer a swanguard type stadium at Bear Creek. 3500-5000 seats. Then a 10,000 seat arena for Surrey Central. Any arena or stadium over 10K would just be overkill for metro vancouver in general right now.
Agreed, a 10,000 seat stadium in Surrey Centre would do a lot to establish the area as a future "downtown."
Rogers Arena will still continue to be the venue for flagship events and such, but teams like the Warriors etc. could be close to sellout nightly in a ~10,000 person arena/stadium especially south of the Fraser.
Not sure who would use said arena besides the warriors though because the Eagles and Giants already have venues. The Surrey Eagles only need like 1000 seats, and the Giants only need 5000. Yes, it would be cool to have for the downtown vibe but until there is a need for it I don't see how it makes sense.
I think a 10,000 seat open roof stadium would be the right size. It would work for a CPL team, outdoor concerts and smaller trade shows in the summer.

Where else in downtown Surrey is there enough space for a stadium of that size? I'd say the plot between KGB and Whalley Blvd with 107A to the north and 105A to the south would present more than enough space for a large stadium.
...and they easily could pull off the lower end of that by slightly upgrading their plans for Bear Creek Park.
Except putting it at Bear Creek Park is away from Rapid Transit (Skytrain primarily), further away from the highway, and further from the river which in theory would make it less readily accessible to a larger number of people.
But, size wise, Bear Creek does have the space, albeit not the hotel capacity.
I think the Safeway site works if they can assemble a couple more pieces to the south.
As it sits now, the Safeway parcel it is just under 5 acres.
Roger's Arena is sitting on about 4 acres based on BC Assessment information.

Yah you'd just need to do all underground parking like you'd see in larger cities. You could for sure fit a hockey arena like Rogers Arena there no issue. Not just in the Safeway spot either. You could easily fit an arena on the BC Lion's practice facility property there too and that is close to Gateway SkyTrain.
So there are a few pieces of land around that could accommodate. That whole area between 108 and 104 is filled with replaceable buildings. And being directly next to SkyTrain isn't a need. BC Place isn't. You need to walk a fair distance from Stadium Station to get to BC Place.
This is just south of the Tien Sher 'Whalley Station' site.

This is just north-west of City Centre 2 near Surrey Memorial. There's also a 5-Storey Residential building about to start construction directly to the adjacent south of this (so there wont be a house next door).
Thank you for the update, Shift. Both projects look great. 10731 King George Blvd especially has some impressive height for the area and would complement those towers envisioned for the gateway.
