Maybe someone here knows the answer but hasn't billboard advertising become pretty inexpensive? I recall a kid buying a billboard recently to mock Robert Sarver, seems pretty frivolous so I assume cheap.

I doubt they would have multiple tractors on site if construction wasn’t eminent. Fencing would be one thing but I would have to assume construction will start this month

Some of these are digital now, so they can sell cheaper because they can sell the board to multiple advertisers at once and schedule specific time periods vs. all day every day and also having to pay for printing and installation.

All depends on the location... highway is always the most expensive obviously. But outdoor is going through a bit of a renaissance the past couple of years so pricing has held up pretty well compared to TV/Radio/Print. Couple examples:


We have one on the i10, broadway curve. $90k per year.
Have another on the San Tan 202 that's month to month. $4,000 per month.


Installation + printing is usually around $800 for the vinyl boards NOT including any extensions or 3D. If you need pricing for a specific area DM me, I'm sure I can give you an idea.

The two of you have jogged my memory, the kid bought a piece on an electronic board so that's probably how it was affordable for him.

Definitely full blown construction. Lots of equipment onsite including water trailer and full site grading is happening.

Thanks for posting those. The one on 7th Street and Montebello has a mislabeled map that took me a moment to make sense of. This is the building with the obnoxiously large address numbers across from The Yard. More density south of Bethany Home doesn't offend me.

Yeah--labelling Montebello as Missouri on the map threw me off as well.

That townhome project is minor, but removing SFHs, especially ones that aren't viable as residences and have become offices, is probably my favorite form of densification.

A few items midtown:

A rezoning case was filed for the NWC of 2nd St and Catalina to cap an existing parking garage (one level above grade, one below) with a four story apartment building.

Construction has started at Windsor 7, a 24 unit townhouse development at the SWC of Windsor and 7th St.

It looks like the facade / glass is starting to go up on the Central / Camelback office building conversion

^ Looking forward to what they have for that 2nd St/Catalina project.

The structure there doesn't match up with the brief summary but there is a subterranean parking garage. There is a rezoning in the works on the hard corner, Z-67-20, but has no staff report written out yet.

Seems like they're going to demo the building, might preserve some of it, but otherwise get rid of a gross surface parking lot and get those government tenants somewhere else in the Central Corridor which will obviously help with local office leasing.

Good stuff I'm hoping.

I'm wondering what the logic is in repositioning a building with a good parking ratio works with less parking. Maybe there's some weirdness in the zoning code that lets them use off-street parking.

How did you get this letter Chestnut? I've always struggled with how difficult these letters are to find in Phoenix.

obviously I'm not chestnut but these letters are required to be sent to property owners when there is a zoning change or GPA.

I have talked about this before but I have a few places in Garfield and receive GPA letters frequently. Most recently something about a big change at Alwun House and a community garden. I don't remember really, it just gets filed away. And I have a handful of places at 41st avenue and camelback, have received the same kind of letters about that place for a major U Haul zoning change on the corner there. It's SOP.
