I think it's pretty cool that we're getting so many buildings so densely packed in certain areas that people are concerned about sight lines. What a great problem to finally have!

This intersection will have a great canyon feel once these buildings are finished. One of the best in the city, most likely.

I've noticed they are putting in a TON of new apartments down on Colonial homes.

Will there be anything special regarding the Beltline there, or just a way to get on the trail? I know the long term plans call for a transit plaza but that could be years down the road.

Ah, it seems you're correct and I misinterpreted where the tower will be located. This is a complete non-issue to me. Views are not meant to be preserved in cities, especially views for commuters on a highway. I'm glad you are engaged about it, I just don't think it's an issue.

Even a geotech doesn't necessarily mean anything more than preliminary. I've gotten detailed subsurface reports as part of the RFP for a conceptual design preparation before (meaning they are sometimes even carried out pre-conceptual design).

Generally the first things that will happen when a project is actually about to begin construction is placement of silt fences and removal/demo of topsoil and vegetation/structures/pavement. Once you strip the site of topsoil you legally have to maintain your erosion control until the final surfaces are installed and your stormwater pollution prevention plan is complete, or else you face fines. Nobody wants to deal with this unless the project is actually moving forward. A layout survey could take place a few days before that, but surveyors go onto jobs for a million different reasons, before, during, and after construction.

They were doing soil testing at the Hines site on 17th about a year ago, and even closed the parking lot and started demolition. There hasn't been any progress since.

Worse, let's not forget the Streets of Buckhead project which failed mid-construction, or the Emory proton center which looks to be heading for the same fate... basically, nothing is done until it's done

Very true. I was getting excited that maybe 22 14th was actually getting underway (which it really could be), but I had to remind myself that them prepping the site doesn't mean too much.

This shows the Whole Foods and residential tower from 14th and Spring, looking down 14th, with the connector behind you. Atlantic House is directly behind the tower, leaving only its parking deck to be seen from this angle (of course, not depicted in this rendering).

You'd probably see Atlantic House for a split second heading northbound on the connector right before the 14th bridge, but it might be completely hidden coming southbound.

Short Construction Update

Hey everyone. So, this is only my third post I believe. I was walking around Downtown/Midtown today and snapped a few quick pics I thought y'all may enjoy. Forgive me if I mess up the formatting - this is my first time attaching photos.

Below is the townhouse project on 5th and Piedmont. It looks really well made and the renovated part is pretty fantastic. Gosh, I hope these pictures upload properly.

This is the white building across from Solace on Peachtree and 3rd. Finally, some signs of life. There is a sizable construction crew walking around doing what they do.

5th and Peachtree is getting close to finishing up. It really does have quite the imposing presence and has made the area feel much more complete and urban.

Here is all I could get from Broadstone at 6th and Juniper. They are really flying on this one. Can't wait for this to finish and for the Juniper St. conversion.

33 Peachtree or Alta or whatever is making a HUGE impact on this whole section of Midtown. I rode MARTA and got out at 10th and was blown away. You can see the tower while leaving the station and it really makes the experience much more like emerging into a city. I'm pleasantly surprised at the retail piece.

I walked from Midtown to Downtown today (much further than I remembered) and noted the construction on the bridge over the "Connector". The project looks good so far and should enhance the pedestrian experience. I can't help but wish that the sections on either side of the bridge would be capped.

This isn't really an update but I was walking around the GSU campus in Fairlie Poplar and was struck by this view. Nice combination of architectural styles. Thought y'all would like it too.

Lastly, here is the view of Woodruff Park from the terrace at the top of the new GSU Law building. They have a solid little cafe up there open to all GSUstudents (of which I am one). Really, really good view.

You're not the first person to point that out. Post often names their buildings after nearby landmarks, and that one shares a block (and architectural style) with the Millennium tower. I think most people are assuming they're just throwing an outdated marketing word out there, though.

Awesome pictures, Midtown is really becoming an even greater neighborhood with all these new developments.

Hopefully downtown can grow as well, because I think there are a lot of gorgeous older buildings down there, and Midtown really lacks some of the very ornate historic High-rises that downtown has.

Fuqua Update to Leggett & Platt Site from Reynoldstown Feb 2016 Community Mtg

Q. Meeting attendee Lisa Safstrom — Fuqua is designer of Target / Kroger parking. Asked Fuqua to design parking that’s attractive to bicyclists and pedestrians, but that didn’t seem like it was an obvious request / consideration during meeting.

Q. Meeting attendee Chris Appleton — Lenox Square is 1.3M sq. ft., the planned development is 1.6M sq. ft. We do have a good process set up, but he urges everyone to hold Fuqua and our own feet to the fire and make sure we get a development we’re all happy with. We shouldn’t approve zoning unless it meets neighborhood’s needs.

Q. What zoning is Fuqua asking for?
A. Currently zoned I2. Requesting change to MRC3. Timing hasn’t been nailed down, but zoning being done in summer would be ideal so that property could close by end of year. Would like to be open for business in 2018. Zoning application has been submitted.

Q. Does design have to be nailed down before we approve it?
A. Basically, that’s what a conditional site plan would do. The city is reluctant to put too many details in site plan, because things happen and if you don’t have wiggle room, it wouldn’t be efficient to go back through zoning process, or city may approve regardless.

Q. Can we put a max on the square footage of anchor tenants?
A. Yes, we can. There’s already a precedent for that.

Q. With the proximity to highway, is security being considered?

Q. How much land is Lenox Square?
A. 50 or 60 acres. Fuqua development is 17 acres.

Q. Is senior housing going to be low-income?
A. They are not considering all low-income but discussions were held about mixed income, set-asides, workforce housing within some of the residential, and they seemed open to it. Many times it’s contingent on whether tax credits are received, but we intend to make it something they take seriously.

-Ant Building / Mauldin. Will come to RCIL in March. NPU end of March, Coming out of deferral, going before Zoning Review Board in April. People who want to battle this, now is the time. Good place to take a stand.

Q. Safstrom asked Archibong if she would be willing to stand up for us. Two months later, the response was, of course, she will help.
A. Probably the only chance we’ve got, can carry a lot of weight.

I absolutely love the townhouse project at 5th and Piedmont....especially the color of the brick they used for the older part of the complex...it's like Victorian meets post-modern. Great infill for the area.
