The one I was thinking about was prior to this proposal. It wasn't a W hotel, but a Le Meridien. I think it was pretty quiet and wasn't too public. Nice looking building though. Right around 30 storey.

To really nit pick P&M. The lanes when turning from SB Main to WB Portage put you into the curb lane and middle lane. They should shift the dotted lines over to the middle and median lanes to avoid being in the bus lane. I notice the few times I've driven though people avoid the curb lane already and its a bit of race track in the area of Portage. Easy fix. Otherwise its all very normal feeling and looks much better overall.

I was looking at the photo a few pages back of the intersection re-do.

That said, I noticed what appeared to be a complete absence of street trees. Is that the final plan?

Seems a bit sterile like that. More greenery/colour would be welcome.

Looking at those photos, I noticed a circular opening on the fin. Is that the ray wan patented oculus special?

This was a Ray Wan proposal from years ago, yeah?

Was there a reason why this never came to fruition? Funding? Change of plans?

Not sure if trees were part of the master plan, but it’s a very harsh and inhospitable environment for street trees on the Portage and Main medians and blvds with the road salt and periodic collisions, lol. I feel like the city has basically given up dreams of grass and trees in many places. Are there any street trees alive on the Portage Ave median anywhere?

This is the interim bare minimum opening for pedestrians. The larger streetscaping would happen if/when the downtown brt corridors project happens. There's info here on the approved plans.

Probably about right haha. Ive been off work so have lost touch on the downtown corridors study. Last I hear it was 2026 to start. So like 2028 earliest to get that done. So 2030 by the time it gains any traction for funding approval. It will be 1 billion for sure. So were looking at 2040's likely earliest for completion, being realistic.

Change of plans, I believe, but I think Ray Wan did a derivative of it for 300 Main, so he got his marquee building anyway, plus taller.

Yeah, all the trees down portage are juuuust barely surviving. I'm sure they need more love than what they're getting.

All that salt and grit in the winter time killed what was previously trees in their old tree holders in the medians from years ago, before the city removed them.

Granted, it would be nice to have new trees around the intersection to make it less "artificial" and more "organic" around the intersection.

Baby steps though.

this one....spent an entire summer of my life working on it....was a Le Meridian Hotel and World Trade Centre.....back when the Aspers owned the property.

wasn't there some geotechnical issues on that site that stopped a potential development?

IIRC the site was fenced off and they had installed some "test" piles.
