Sad that one of the first things I notice in this picture is that ridiculous full-block surface parking lot north of the Little America.

Imagine something like THIS on that parking lot:



Basically some towers with a plaza.

Who am I kidding? Won't happen. Our grandkids will be playing in that parking lot, as will their grandkids.

Man, downtown SLC really isn't that impressive. 5 or 6 more towers 300-600 ft would do wonders!

The blue crane north of temple square is for the LDS church history library. I think it will be 5 stories.

Looks good. Sort of a Galavan Center II.

I do wonder if Downtown will ever grow enough to make the site worth developing.

Heck, right now THIS would be an improvement.......

Maybe they left it out of the rendering? I would think the city of Park City would require sidewalks.

Rick Davidson, NAI Utah investment broker, said rising rents have increased interest in downtown buildings office space, citing the recent sale of the Boston Building a bit more than a block farther south on Main Street.
"As a result of higher lease rates, investors are willing to give the buildings new life and put money into renovating previously rundown space," he said. "They're seeing good returns on their investments."

Hopefully this translates into more towers as well.

I read that too Viper. I am really interested to know what this "important development work in Salt Lake City" is.

I am hoping that it is the State and 4th project that is supposed to be a new tallest with a possibility of 500 feet.

I think it would be great if he announced this project the day after the election with groundbreaking for the day after the new mayor is sworn in.

I e-mailed the slc downtown alliance about the class A office vacancy rate downtown... and I got this response...

We are currently experiencing an approximately 0.7% vacancy rate in the downtown area. City Creek will be bringing new office space online as their project is completed. 222 will add a lot of space, over 400,000 square feet. There has been talk from Wasatch and Dell Loy Hansen of developing the surface parking lot on 400 South and 175 East next to the Chamber offices. Those plans were very preliminary. As a partner in 222, Wasatch expressed a desire to wait until 222 was fully leased before launching on another class A building that would be in direct competition against themselves. Since Wasatch is no longer partnering with Hamilton Partners, we may see them move up the plans for 400 South, but nothing has been said that can be taken as concrete in regards to this project.

I do not believe that the recent events involving Mayor Anderson and Dell Loy Hansen will keep Wasatch from participating in Downtown Salt Lake. Wasatch will continue to be an important player in downtown both for commercial and residential development.

In regards to the World Trade Center, an RFP has been issued for the building space but I am not sure of the status. I will check with Lew Cramer, CEO of the World Trade Center and get back with you.

Intriguing...so Hansen/Wasatch getting into a scuffle with Rocky may turn out to be a good thing for development? Hope we see something happening with either WTC Utah or 400 South/State soon.

I've been thinking about the sugar house redevelopment. What if the developer were to "go green," in it's plans to redevelop the granite block? I know it is more costly to build green, but in the long run, being a sustainable development, It would actually be more cost efficient. Then, the development might be something the community would stand behind and be proud of. The developer could justify the cost by taking off a few floors (since the community is worried the new development would be too imposing and not fit in), or, if there is going to be a residential component, which I'm pretty sure there will be, the developer could charge more for the condos since people will be willing to pay more for a LEED standard residence. Also, the new Sugar House trolley, if built, would follow the theme of sustainable living.

I think that would help. I'm a sugarhouse resident and opposed to the redevelopment but if it were designed right and green it would take some of the sting out of it. I don't think the developer seems like the kind of guy to do that though, just from what I've seen in the media.

Yeah, the developer has never gone green in previous developments. Maybe the community could demand it? From what I've read, this developer sounds like a self interested asshole. Hopefully this is not the case. Hopefully he feels the moral obligation I believe all developers have to develop or redevelop in a sustainable and environmentally friendly way.
