Welland was always significantly cheaper of the larger cities in Niagara, and the housing subdivisions are going up everywhere North, South, East, West!
Welland is projected to be 80,000 or close to it probably around the time of the 2031 census or shortly after.
My former elementary school (originally built as a junior high then K-8 since) is bursting at the seams that they have to expand the school, build a brand new gym and are putting an early childcare centre on the site

Molson, I don't know why anyone would buy new in Niagara when you can get older pre-owned homes on larger lots, tree lined streets that cost hundreds of thousands less.
St. Catharines is doing a decent amount of infill and filling in the remaining gaps with denser subdivisions.
Two 21 storey modern
Commieblocks were built in the towers in a park section off Glenridge (Towering Heights Blvd).
Downtown has an 18 storey apartment under construction with a 30 storey condo that should be underway soon.
A low rise condo of ~250 units is just finishing completion. A 533 unit infill development of condos and townhouses on Geneva St. was just approved. The former St. Catharines General hospital site is proposed to be like 1,100+ units!
It's getting to the point where I'm struggling to keep up with all of the developments in Niagara
A lot of GTA folks have moved here for cheaper housing. First it was retirees, then people with only a few years left until retirement, now families from the GTA, Hamilton, beyond are moving here. One of the last bastions of
cheaper housing in southern Ontario. New build is pricey but one can still find "
deals" on the pre-owned market...for now
