Wasn't there an improved design of this project? I feel like I remember a rendering with something using traditional materials.

The neighbors are fighting this one hard-- signs around the neighborhood, etc. Needs a variance and I doubt it ends up in this form-- wouldn't be surprised if it ends up much smaller or more spread out, but the main complaint is parking so I think it gets opposed no matter what

If this can get off the ground, then I'd be interested as hell to see how it performs. These 11 units will certainly be apartments, and they appear to be market-rate based off of the description of the permit. This could very well be the first ground-up development led by the private sector within that neighborhood in decades. I could see this project working out (ex. displaced New Yorkers looking to take advantage of the few Amtrak trains that stop at North Philadelphia), but it feels very much ahead of its time, even given the fact that development continues to push northward and westward from South Kensington/Norris Square/Ludlow.

I mean, if I lived there I would fight that turd too. Looks like an institutional back office building.

If Germantown can get first rate projects so can Wissahickon.

Iovance Biotherapeutics officially opens its $125M cell therapy center at the Philadelphia Navy Yard

This is where "historic" can get a little muddy for me and is this building really worth saving? If it had maintained all of its original character than maybe I could see the argument for it but in its current state...

Tear it down, along with the Jiffy Lube. I went there once and the person at the front desk (who was the owner) couldn't pronounce "Saab".

Update on the little Frankford/Trenton/York traffic circle corridor.

The flatiron site and the former car lot directly across the street from that both have equipment on site now. That little area is gonna be so different soon!

Ha some time off this morning and walked through the Eraserhood for the first time in years mostly to get a picture of the project at Broad and Noble. There's a ton of new mid-rise construction going on there though. Infill everywhere. Here are a few shots (hopefully I'm linking these pictures properly.


13th and Callowhill. Not sure what this one is, but it's right behind the new building at Broad & Callowhill. Looks to be at least 7 based on the elevator/stairs tower on the wst side of the lot.

It's a bit hard to see from the picture below, but the overbuild at 13th and Buttonwood has steel on top. Could be adding floors soon.

This whole neighborhood seems ready to pop off. There are still quite a few surface lots around, but there's also way more activity than there was a few years ago. Looking forward to seeing how all these projects turn out.
