A $140 million project with a 12-story office building and a redeveloped Kroger is set to rise along the Atlanta Beltline and next to Ponce City Market.

I wonder why they are not showing any renderings from Ponce? Do you think it is because the massive surface parking lot will remain?

That first rendering is from Ponce, and yes, at least part of the surface parking lot is still there, but it appears to be terraced and separated.

I believe that top rendering is an overhead view from Ponce. That would be Ford Factory on the right. It appears most of that surface parking remains, although the rendering appears to show that it it is raised and leveled out for the part in front of Kroger

Such a waste. Wish they would've had SOME vision for the area. The building's design looks stock and out of place. They left the surface parking lot. "Concrete columns" - sweet.

Yep, you are right. My apologies. With the way the angle is shown, I think very clearly almost the entire parking lot will remain. That is a bummer. Wish there was a street front presence on Ponce as a part of this project. But still, nothing but great for that area of town and the Eastside Trail.

Except Kroger doesn't own those parcels (particularly where Greens is as well as the parking area in front of Ford Factory). Kroger wants to front the BeltLine more than Ponce.

WHAT!?!?!?! I think it looks amazing!!!!!! That is a HUGE improvement compared to whats there now. I LOVE this!!!

Improvement, yes, and I do like the building. However, I'm not here for development that's just nice "compared to whats there now" because soon we'll have a city full of development that's just OK instead of truly great and transformative. Spending $140 million and leaving a giant open parking lot facing Ponce is not forward-thinking. They have an opportunity here to do something GREAT with that part of Ponce right next to PCM, and at this point they are completely ignoring the street...again.

All that being said, if they are planning to have future development there instead of surface parking, then great. However, I'm not holding breath on that.

This property doesn't even touch Ponce. You're faulting them because their neighbors haven't re-developed yet? I think this is a fantastic proposal. The way it fronts the Beltline is amazing. If there's anything to complain about, it's that it should address North Ave better.

At first I was super excited for 725 Ponce because I thought it was residential, then realize, it was office. :/....people would kill to be able to live literally right there on the Beltline...think it should be residential instead. That being said, I love how Kroger becomes more urban.
