Before the arrival of sprawling suburban malls featuring amusement park rides and stores peddling anything from jeans to jelly beans, there was Hudson's in downtown Detroit.

The towering department store mirrored the growth and opulence of the auto-manufacturing town, but its fortunes — like the city’s — soured with population shifts and economic downturns.

In 1998, more than a century after J.L. Hudson's Co. opened shop, the 25-story building was demolished, leaving — literally and figuratively — a deep hole as a reminder of what Detroit used to be.

Until this year.

Standing on the Woodward Avenue site are a gleaming 45-story tower and a 12-story office building. The new 1.5 million-square-foot (140,000-square-meter) Hudson's Detroit development also contains retail space and will feature high-end condos. General Motors Corp. is relocating its headquarters there and a five-star hotel is slated to open in 2027.

“People are saying this isn’t your father’s or grandfather’s Detroit anymore," said Dan Gilbert, whose property management company Bedrock developed the $1.5 billion construction. “You don’t even have to look at the numbers. You can just feel it walking around — you’re going to feel a different Detroit.”

Launched in Detroit in 1881, the J.L. Hudson store initially specialized in clothing for men and boys. After occupying various downtown spaces, it set up shop at the Woodward Avenue site a decade later and expanded its wares, according to the Detroit Historical Society.

The building grew over the years. About a dozen of its eventual 25 stories were used as retail space in what was considered the world's tallest department store for more than half a century.

Dimick called it a Detroit institution.

“That was the reason to go downtown,” he said. "It had been around so long that it became this multigenerational experience of shopping. ‘I went there with my parents and I’m going to take my children.'"

US studio SHoP Architects has completed the office portion of the Hudson's complex in Detroit's downtown, which was designed to reference the historic department building.

Hudson's Detroit comprises two buildings – the completed 12-story office building and a 45-story skyscraper component, which is clad and topped out but will not open until 2027.

Its tower is the second tallest in the city, and architecture studio and developer Bedrock hopes that the new building signals the city's growth since the project was first planned, just years after Detroit declared bankruptcy in 2013.

You really have to hand it to SHoP the new Hudson’s fills the void left by its predecessor while adding to the skyline in a very dramatic and positive manner. This in itself would be enough to call the project a success going the extra mile to draw from Detroit’s architectural heritage while creating a structure that makes a faithful effort to functionally replicate what Hudson’s was. That creates a project that will be loved.

Great to see the positive national and international coverage another notch marking the success of the project.

May be one of the most common Hudson’s photos but I almost always have to stop and admire the mass it brings to the Lower Woodward street-wall.

Looking especially sharp here, again props to SHoP for managing the downsizing as well as they have. It doesn’t quite have the same texture a taller tower would have with greater setbacks. I think they did an excellent job threading the needle, the setbacks on the southern facade provide just enough texture. It’s been said before but view from Comerica Park is incredible.

The veil may be my favorite touch to the project it’s stylishly executed a bit of that Detroit DNA harkening to Yamasaki and WSU, dig the way the moodiness plays out. Wasn’t sure for a while how it would sit with me when finished but it’s only grown on me.

James Beard-winner to open restaurant at Hudson's Detroit

An award-winning New York-based restaurant group plans to open its first Detroit concept in the new Bedrock-owned Hudson's building.

Union Square Hospitality Group, founded in 1985 by St. Louis native restaurateur Danny Meyer, announced Thursday that it will open its first restaurant in the Midwest next year in downtown Detroit.

It's the first known restaurant tenant announced for the $1.4 billion site that began opening in recent months. No further details about the restaurant were disclosed.


Union Square has 14 restaurants in New York City, Boston, Washington, D.C., and Tokyo. The company’s Gramercy Tavern restaurant in New York City has won nine James Beard Foundation awards.

Bedrock's Senior Vice President of Hospitality Andrew Leber called the addition of a Union Square Hospitality restaurant to the downtown Detroit dining scene a big deal.

JPMorgan Chase to move Detroit office into Hudson's

JPMorgan Chase will operate out of 10,000 square feet of office space on the fourth floor of the "block" component of the $1.4 billion Hudson’s development. The office is slated to open in 2026.

JPMorgan Chase is relocating 30 corporate employees to Hudson's from its offices in Chase Tower, also known as The Qube, at 611 Woodward Ave. Both office spaces are owned by Dan Gilbert's Detroit-based real estate company Bedrock LLC.

“It’s a great brand-new building. It’s a great location. We’re not far from here,” JPMorgan Chase Chairman and CEO Jamie Dimon said about the decision to move to Hudson’s Detroit during an interview with Crain’s on Wednesday. “Dan Gilbert made a huge commitment to real estate all over here. And of course, we have a huge commitment to Detroit over the years. It’s representative of our ongoing commitment.” However, JPMorgan Chase will be keeping its branch location in Chase Tower, according to a spokesperson. Between 15 and 20 employees will stay at the branch. The company first moved into the Chase Tower building during the 2006 buyout of Bank One, which was originally the National Bank of Detroit Building.

The bank is making a "significant investment" to build out the new Hudson's office space for employees and clients, a spokesperson told Crain’s, but did not specify the exact amount.

“Hudson’s Detroit proudly welcomes JPMorganChase as one of our newest tenants,” Bedrock Senior Vice President of Leasing Naumann Idrees said in a news release. “Hudson’s not only embodies the history of Detroit, it’s a symbol of the community and the momentum underway across the region.”

The new peak in the skyline is really cool.

But the new infill city fabric on that once-abandoned area in the foreground is simply marvelous!!

Great comparative photos. I was in Detroit touring that exact area in 2002, and remember how blown away I was with all the empty lots and abandoned buildings/houses. It was sad to see, especially just coming from downtown Toronto, which was very vibrant and had a dense population even back then. Especially the loss of all the old buildings and that era of architecture. One of my friends grew up across the river in Windsor, and spent a lot of time in Detroit, so I got a very good tour including hitting some of the inner city pubs.
Great to see the change in the skyline, along with the infilling back into the neighborhoods. It’s also really good to see the retention of the preserving the old houses and buildings - awesome! I want to get back to Detroit to see the change in person now!

It's a nice tower but I'm surprised it cost $1.4B

I work in the planning, design and construction industry and we are seeing development costs north of $1,200/SF for medical and courts. The cost of this project does not surprise me at all given the site difficulties, architect, and finishes.
