Midtown Atlanta Site Selected as Study Area for 2016 ULI Hines Student Competition.


ULI has announced the selection of an area in Atlanta’s Midtown neighborhood as the study site in the 14th annual ULI Hines Student Competition. The ideas competition provides both full- and part-time graduate-level student teams the opportunity to devise a comprehensive design and development program for parts of a real, large-scale site. The team with the winning proposal, which will be selected in April, will receive $50,000.The 2016 competition, which kicks off this week, gives each team of five students 15 days to design and submit a master-plan proposal that includes presentation boards with drawings, site plans, tables, and market-feasible financial data. Teams must be multidisciplinary, reflecting at least three different urban design and development disciplines.

The competition is based on a hypothetical situation in which key area landowners have reached out to owners of smaller parcels and have come together as a group with a common strategy supporting the vision for building mixed-use sustainable and vibrant neighborhoods. Under the competition scenario, this group, dubbed the Midtown South Development Partnership, has selected the student team as master developer to design a vision that creates a comprehensive environment that is programmed, designed, built, and operated with all the elements necessary to promote a successful, sustainable mixed-use experience for its residents, workers, and visitors.

In this competition scenario, teams are tasked with transforming this transitional area and completing the vision for Midtown Atlanta—as a thriving sustainable, mixed-use, walkable, and transit-accessible neighborhood—by taking advantage of the site’s proximity to downtown and Technology Square, its adjacency to Peachtree Street and public transportation, and its strong regional access. The landowners are seeking a master development proposal that includes an understanding of the market and nonmarket factors at play in building such a neighborhood and explores the value proposition of building and operating with this long-term vision.

Why on earth doesn't Atlanta have a world class transportation museum? Aviation, rail and, now, automobile industries are huge in this city.

I've often pondered what would be an appropriate level of density for this area. As much as I don't think cities *need* supertalls and I enjoy the Tech Square developments (well I really enjoy their street level retail, large sidewalks, trees, and bike lanes the most), the skyline here is patchy at best. Would love to see a handful of 30+ story buildings give North Ave, MARTA, and this area the love it deserves. I imagine there will be a lot of infill and redevelopment from here southbound to around Ralph McGill over the next two decades.

Focusing on filling in the skyline with taller buildings around this area isn't going to do well for addressing the need for a more urban neighborhood.

Sure, one can take advantage of the scale of the BOA tower as cues, but the need for 30+ story buildings here makes as much sense as they do in Dunwoody/Alpharetta. They're not going to help reconnect the urban fabric/contribute to the fractured grid of the city if they fail to address the street with a growing neighborhood's needs.

I definitely do not want another BoA ! Iconic, but an awful waste of space. I think 30 multiple story buildings on blocks, all of which will with street level retail would be appropriate considering the width of the streets, comparable buildings in the area, demand for for this area now as we'll as preparing for in the future, and proximity to current HRT in addition to the proposed North Ave streetcar. Now Ralph McGill I wouldn't anticipate the same level of density, but I certainly wouldn't be surprised if the smaller scale complexes get bought out for larger developments over the next few years.

If 22 14th street starts in the next few weeks, that will be over 4,000 residential units UC in Midtown simultaneously. A new peak.

Still waiting on word for Eviva and 98 14th street, the two projects I most want to see get off the ground. Time for Atlanta to start building a signficant tower(600+ feet) again.

Turns out the mayor Kasim Reed and Eviva developer Egbert Perry don't like each other...which may put sand in the permitting process?

Let's hope they're both professional enough to get this project off the ground. Eviva has the potential to be one of the most interesting facades on Peachtree.

That hole is part of the Azure project, if I'm not mistaken. It's going to be the low-rise portion.

The land between the fire station and BlueMed Spa isn't part of Azure necessarily. It's being staged for the construction trailers and material but it's supposedly still owned by a separate entity.

The parcel was rezoned as a potential phase II of the project as another smaller tower that fronts 10th Street but it's not necessarily going to be built as part of Azure at this time.

They already blocked off part of the 12th Street sidewalk for Alta on the Park.

Hmm...seems like today's Midtown DRC meeting was cancelled. That's 2 months in a row now. I wonder if it's just the lack of projects right now(which I expected a slowdown this year for the Midtown submarket). Oh well.
