DAMN .... speaking about 2484 Renfrew St. (thx for the pics today btw) but it is now going to be TWICE the size and will really change this area quickly!

According to their newly submitted rezoning application, they are now pursuing a 318-ft-tall, 31-storey tower — nearly double the height of the previous design — plus a partial rooftop floor with shared indoor and outdoor amenities. The six-storey building, plus a partial rooftop floor with shared indoor and outdoor amenities, has also been retained.

This revised project will now generate 344 secured purpose-built market rental homes, which is almost double the tally of the previous design. The unit size mix is 103 studio units, 108 one-bedroom units, 126 two-bedroom units, and seven three-bedroom units.

3510 Main permit shows they were doing tree assessment/demo assessment last week.

I know those buildings along Kingsway shown in those pictures look run down, but it doesn't take much to spruce up those facades, and add a lot of visual interest and retain the fine grain. The new retail units are too generic (as usual).

The density will be welcome though, and overall, improve that intersection. There's some older retail further down Kingsway that will benefit from all the new residents coming to the area.

Buildings along Kingsway and Victoria definitely need some exterior renovations..

It was approved less than 6 months ago, with conditions.

There was a 2019 four storey project that didn't go ahead. The six storey building that's being built now was only submitted this year.

There has been a couple of significant retail reno's. This one at 700 Kingsway, which is a sizable space, and 776 Kingsway, which is one of the nicer retail buildings in the city.

There's already a good cluster of restaurants along the 15th Ave triangle, so as the density builds up, other restaurants and bars will move in to feed off of the established synergies. It'll be a vibrant area in 10 years.

Interesting… they just renovated their location at 4th and Vine so I guess they feel there’s enough of a market for both?
