It actually says "for ground lease" meaning the owner(s) are looking to "partner" on a potential project. If were for sale, I would think that the 12th & Midtown team would have snapped it up already.

that's great to read, and kind of surprising considering how mum they've kept on any news related to the project.

It's the usual: changing the unit mix, removing the previously added office component and second core, parking changes, height change and rework of associated systems, more budget scrutiny and finding ways to remove cost while keeping the design and intent intact. This is very much a one-off design and takes longer to get right. Contrast this with Novare who has the benefit of using a design for several projects and can implement them faster.

they had to do a re-redesign; my firm is the EOR. they had to design the foundations for a 3rd time (due to all the changes). but if i recall correctly, we got those drawings out last week.

That's good to hear. I hope this breaks ground early next year along with NCR, 22 14th Street, the Tech square tower, and maybe one of the hotel proposals. It would be great to fill in another gap on Peachtree.

Regarding the discussion on construction employment, here is the actual data set going back several years:

You can make the data say whatever you want. Construction employment declined in October. It also grew by 20% in the three years ending in October. It also is way way below the mid-2000s level. The reality is a nuanced combination of the above statements, as is usually the case.

Construction activity naturally declines in October through the winter because of more inclement weather.

A bigger problem particularly localized in the Atlanta market has been the construction of 2 major stadiums nearby: which has locally driven up the price of concrete construction (labor and materials). But one should expect to see some major activity jumps on other projects once both stadiums "top out" in the coming year. This will loosen up some construction costs for other projects around town that have been slow to start and/or have yet to be made public. There are some major projects in the pipeline still.

I heard the number of floors were expected to drop because of budgets. Can anyone confirm where the estimated height is now? I have a feeling it's going to end up closer in size to Skyhouse South.

Thanks for posting the info.

In case anyone else was wondering, Viewpoint is 480' and Spire is 453'. Both buildings are "exaggerated" by crowns or, uh, spires.

Is there any validity to the rumor that a "mini" Kroger is slated to anchor the retail portion for the new apartment tower for the 12th and Midtown project?

Hotel planned for Midtown site near Emory.



A new hotel project is in the works near Emory University Midtown Hospital. The roughly half-acre site sold for $4.4 million to 524 Peach LLC, according to Phil Barry, principal at Avison Young.The plan is for the property to become a 175-room, eight-story hotel. The flag for the hotel is still unclear, although it would be an upper midscale brand, such as a Hampton Inn, Home2 Suites by Hilton or Holiday Inn Express. The roughly half-acre site sold for $4.4 million to 524 Peach LLC, according to Phil Barry, principal at Avison Young.

I have not heard that rumor, but I like the idea. Would love to see more "mini" grocery stores in midtown - especially in Colony Square!

I would think so. From the time it was first revealed, the development team has planned a grocery store on that block. And the need for more grocery options has only grown in last several years. I don't know if any have opened but Kroger has been looking at an urban store format.
