Didn't see this posted yet. I thought it was interesting. Big potential here if done right. Hopefully they get some bigger retailers.

The developer behind Atlantic Station's turnaround and Alpharetta's Avalon has plans to revolutionize Midtown's iconic but tired Colony Square, the first large-scale mixed-use development in the Southeast. North American Properties, in partnership with Houston-based Lionstone Investments, closed on the acquisition of Colony Square this week, with plans to debut the reimagined property by July 2018 — the 50th anniversary of Colony Square's original groundbreaking. Most notably, plans call for taking the roof off the retail core of Colony Square to better connect it with the street and lend the sense of a walkable, open-air urban experience. "We will engage with the city, with the street and with pedestrians, and it will fundamentally change the experience of living and working in Midtown Atlanta," Mark Toro, NAP managing partner, said in a press release. In the meantime, developers will be seeking feedback from anybody and everybody on exactly what Colony Square should become.....more

A couple of interesting building permits filed today:

695 North Ave (the masquerade site). Permits filed to start construction on 3 multi-family apartment buildings (Two residential only, and one a mix of parking deck / residential / commercial). Here's an old rendering, it may have changed substantially:




Atlanta History Center Expansion - Addition of a 445 sq ft mezzanine within the existing center. This is part of ongoing expansions, including a new home for the Cyclorama painting.

To be clear, is that rendering for the Masquerade development, where there will be 3 separate buildings as part of the development? Or are there another 2 multifamily projects that submitted permits?

That's an old rendering for the masquerade development, but I haven't seen any newer one. All three permits submitted are for this one project, but they had to file separate permits for each building since they will technically be separate structures.

Usually projects will file LDP (land disturbance permit) to demo and prepare the foundations before they will move forward with the building permits since the process for approval takes longer for a building. It's 2 separate buildings not 3.

Thanks! Looks great!

The city has come so far in the last 10 years. Still remember the Spire being built and it looked like it was on a deserted island between Midtown and BOA Tower.

Permit filed to consolidate lots at 880 West Peachtree... so this apartment tower might finally be moving forward. 22 stories, 356 apts, 10000sqft retail.

Also, Cablik Enterprises is proposing a "multi-family dwelling" for 1137 Ponce NE. This is the spot right near Briarcliff/Moreland where an old building partially burned down. They're asking for a variance to build without the required setback. It'll probably be a couple of townhomes; they're the company that did Skyhill on North and a few other small modern developments.

Buckhead is urbanizing so quick. It's about to go another it's 2nd boom this decade. Several Projects seem to be announced every month. I honestly feel bad Downtown is being left out of this residential boom that Midtown and Buckhead are experiencing. Just imagine if 3,000+ units were under construction in Downtown right now, it would mean so many key parking lots would be getting built on right now.

Peachtree urban corridor is just a microcosm of the Atlanta area at whole. The northern sections are seeing massive economic/residential booms and the southern parts aren't seeing much at all.

I'm very surprised that Downtown, including Edgewood/Auburn Ave are taking so long to get going. Kind of puzzling...

As a great fan of Downtown-- It has the best bones of any part of the city-- I'm concerned that it is not fully participating in the current boom. We probably only have a year or two left (I hope) in this real estate cycle--
