Projects & Construction:
I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Many people reading this are far-away and this allows them to see the projects. If you can, please support any local businesses or follow social pages sharing photographs and thank them.

A 7-storey hotel could be possible at The Grounds, more jobs are being created, and we have several completed projects in today's update! Lets get updated!

Economic Development News:
The City of Winston-Salem and Greater Winston-Salem Inc., are partnering to create a Spec Building Loan Program. The City will offer interest-free loans to developers for the construction of industrial or commercial speculative buildings. This program will help to make Winston-Salem more competitive in attracting employers/jobs. 61% of the companies considering Winston-Salem prefer existing buildings instead of shovel-ready land. Mayor Allen Joines said, “With this program we are being proactive in letting businesses know we are ready for them to succeed here. Increasing the inventory of spec buildings helps to foster an environment where businesses can thrive and residents can benefit from job growth and increased opportunities.”

Regenerative Medicine News:
The Wake Forest Institute for Regenerative Medicine will bring together more than 40 scientists, doctors, and industry experts to make vision-restoring whole eye transplants a reality. A $56 million award from the Advanced Research Projects Agency for Health (ARPA-H) for the Transplantation of Human Eye Allografts (THEA) program will help make this possible. WFIRM has been approved for an initial contracting commitment of $5.2 million over four years. The studies at WFIRM will play a pivotal role in addressing the technical, biological, and immunological hurdles in whole eye transplant. “Achieving vision restoration through whole eye transplantation is an unparalleled opportunity to transform lives. This ARPA-H program brings together unmatched expertise, innovative technologies, and a shared determination to overcome challenges once deemed insurmountable,” said Dr. Vijay Gorantla. The team is made up of a potent mix of expertise and skill, which will be needed as they simultaneously advance and create cutting-edge medical devices, artificial intelligence integrations, new surgical techniques, regenerative medicine breakthroughs, and rejection mitigation. The group will work dynamically, sharing information in real time and pursuing the most promising leads. Meticulous donor eye selection, advanced ocular imaging, and specialized logistics in organ procurement and preservation will also be critical for success, and collaborators on this team are already the established leaders in these key areas of transplant science. In the end, tailored post-care rehabilitation for eye recipients will also be needed to set patients on the right track.

Novant Health Critical Care Center: Built!
This $222 million project, with nearly 193,000-square-feet of space is officially completed. It was built with the latest in advanced care and minimally invasive procedures for the brain, spine, heart and vascular surgeries. Patient rooms have tele-ICU capabilities and this building will have an artificial heart program. Worth noting: This facility has one of the few LVAD programs in the Carolinas. The hospital is hiring for new jobs with the opening of this building.

Alternative Transportation:

Downtown Streetscape:
The Assistant Director of the City Transportation Department, Bobby Croom, said this about the two-way conversion of Main and Liberty streets: “We want to be able to provide slower vehicular speeds in our downtown area. Promote better pedestrian access for our pedestrians. Provide better access to our businesses in the downtown area. And foster economic impact from both a business development and a residential development area." The project will be constructed in three phases. The first phase will realign northbound Old Salem Road to Liberty Street, from Academy Street to Brookstown Avenue. The second phase moves north to Seventh Street to Martin Luther King Jr., Drive. The final phase is Brookstown Avenue to Seventh Street. Some of the features include corner curb extensions (“bulb-outs”) to shorten pedestrian crossings and improve pedestrian visibility. Look for new traffic signals and changes to on-street parking.

Thanks for the updates. Excited for the Grounds to come out of the ground (pun intended). I hope the hotel is a Graduate Hotel. They are in growing number of cities and all hotels take on the style and persona of the colleges in those communities. Not sure if they have any in NC yet, if so probably in the Triangle area. Could be a great addition to the local landscape.

I know fencing is up and there was the ceremonial groundbreaking at the Grounds. Has there been any other activity? I am anxious to get this started with the current economic uncertainty.

A lot of these are built here in metro Atlanta. I just drove past one here in John’s Creek (New Downtown) about fifteen minutes ago.

Sweet Potatoes closing

I imagine that a major reason is that one of the two owners, Vivian Joyner, was elected to City Council from the South Ward in November.

It’s sad because this is one of my favorites, too. I can remember going there when I was a teen.

It's a very tough environment for restaurants right now. Labor and materials are expensive, middle-class families are strapped for cash. I feel like we are soon to exit what will be looked back as a golden age for restaurants (coast-to-coast, not Winston-specific).

A few projects we rarely see or maybe never had an update on, renderings/elevations showing big changes to downtown buildings, and new industrial/business parks! Yes! And don't forget a major league sport returning to Winston-Salem today (watch tonight on FOX)! Lets get updated!

CenterPoint 85 Industrial Center:
Davidson Craven is developing a 328-acre industrial park on I-85 at U.S. 64. At completion, it is expected to have 3 million square-feet of space. Construction has already started on a 272,000-square-foot building at the site, which will be completed in Fall 2025. The developer selected the name "CenterPoint" due to its location half-way between Atlanta and Washington D.C.,.

1782 George Stockburger House Restoration:
Jason said, "Historic preservation on an 18th century farmhouse is mostly rot repair and mitigation. Here we have a badly rotten floor and beam situation that I remedied using boards salvaged, over two years ago, from another part of the house. Keeping old materials around, shuffling them from one space to another, is just part of the restoration game. Sometimes it pays off and you get to make a repair like this. The patch here is made using the most appropriate materials possible, and that makes me very happy. We're making a big push to get this kitchen together ASAP and I'm extremely proud of our progress so far."

Twin Oaks Business Park:
A new 30-acre business park will be created next to Interstate 77 (near Shelton Vineyards) called Twin Oaks Business Park. Developers would like to have two pads ready for buildings at the park. Since it's next to a major vineyard, there are appearance standards/covenants for the site.

Kernersville Recreation Center: Built!
Work is now completed on the Kernersville Recreation and Event Center. The two-storey, 53,000-square-foot, building has three large gyms for court sports, large classrooms, a dance and fitness room, a multipurpose room, an elevated indoor walking track, a concession stand, kitchen and various community and support spaces.

Curious what the mix of uses are planned for Pilgrim Court. Didn’t Blum Construction move into one of those buildings?

Blum and others are in 2601 Pilgrim Ct. This redevelopment is for the other building--2650 Pilgrim Ct.--I believe. Last I heard there were plans to convert it to storage. Sunbird Storage lists the location as "coming soon" on its website (https://sunbirdstorage.com/storage-units/north-carolina/winston-salem/pilgrim-court), and the WSJ covered the rezoning in Dec. 2023: https://journalnow.com/news/local/govern...43eca94-9460-11ee-af7b-6b59dd2e2baa.html

From Bowman Gray. If you look closely enough you'll see that the Allegacy building is lit up in Nascar colors.

If I remember correctly, Pilgrim Court Mixed-use is expected to have residential, retail, self-storage, and office space. Interestingly, around 40 years ago, the suburban-style office campus was expected to be larger, but was never fully built-out. So, it has land that will be used for additional new-construction development in addition to adaptive-reuse.

Thank you for the photographs of "The Clash." I did watch The Clash at Bowman Gray Stadium. I don't watch many sports events. Since the winner was local to the Atlanta area (Dawson County), he was one of the few drivers I've heard of. They had a nice aerial near the start of the event, showing the skyline, arches, and stadium. The history of the facility was often noted, including the Hall-of-Famers who won there over the decades NASCAR had it's top series there. I was really wanting Ryan Blaney to win. That would've been big... also, it would prove you don't have to win the pole to win there. It looked like a lot of fun. The announcers said it was the best crowd they've seen at one of these events, the drivers seemed to love it, and it had higher ratings than last year's event in Los Angeles. I would love to see it return.

An interesting observation - the NASCAR website listed the city name with all upcoming events, but never listed Winston-Salem merely Bowman Gray unless I missed it though I do not think so. One wonders why this seems to happen with W-S?
