Mixed-use development possible on Springville's west side

"A Provo-based developer is looking to bring homes, hotels and businesses west of Interstate-15 in Springville.

GCD, Inc. president Michael Stewart presented a basic plan for a 52-acre mixed-use development to the Springville City Council during a work session Tuesday afternoon. The council previously requested more information after the project got a green light from the Springville Planning Commission.

The proposed Outlook Centre would include 70 townhouses, 260 apartment-homes, two hotels, 3.5 acres for assisted living housing, six acres of retail development and eight acres of office space."

I love progress. I am happy for Springville... ...but why so much asphalt parking? (or are those garages?)

Sorry to complain about the same thing from other posts. A sea of asphalt parking is a petpieve of mine. As a ctiy planning major, it makes me gringes seeing landed wasted as such.

Why are they putting storage along the river? They should move some residential over to that portion of the property instead.

I suppose because it's a suburban master-planned type of place. So you get mixed use, but still the suburban parking galore.

Also, the scale of the apartments looks completely off. They are no bigger than the townhomes next to them.

The whole thing just looks like a haphazard mess, not a planned, mixed-use community.

Eagle Mountain launches a $250,000 ad campaign

EAGLE MOUNTAIN — Find yourself in Eagle Mountain.

That's not just the city's new slogan. City officials hope it will be some people's and some businesses' dream. And city leaders are willing to put $250,000 worth of advertising behind the effort.

The campaign will formally kick off this month and run for at least a year. It includes billboards along I-15, a new city Web site and logo, local television ads (including two that ran during the BYU/Utah football game in November) and 200 specialized corporate packets, all trying to attract high-tech businesses and their employees to the rapidly growing city where the stars still come out at night.

"All the studies show that in our county, the land on the east side is filling up," Mayor Heather Jackson said. "Companies will be coming out here to the west, and we have an opportunity to plan and prepare for it."

Belt route for south Utah County in planning stages

"SANTAQUIN — A planned I-215-type belt route would cross some of the most productive orchard land and farms in the state and could put an Arabian horse-breeding ranch out of business, the owner says.

City and county highway planners are looking at the possibility of building two interchanges on I-15, one south of Santaquin and another north of Santaquin between that city and Payson.

While the belt route may not be built for 50 years, the interchanges that would link it to I-15 may come in the next 15 years. Immediate plans are to preserve the corridor from development — when planners figure out where it will be — to prevent Lehi-like congestion that burst on to state Route 73 when Saratoga Springs and Eagle Mountain sprang up without any advance highway planning."

this layout needs to be fixed...the first thing that jumped in my mind was having TWO hotels on the anchors of the development...like university mall or something in BETWEEN all those condos. this looks like a traffic NIGHTMARE. could you imagine LIVING on that main street and having hotel/office/convention type traffic careening along in that area?! seems like the hotels should be in their own area, and those LIVING in the area should be in THEIR own area. i'm no town planner, but i would not want a road connecting the two hotels with homes in the middle of them to be in my neighborhood.

looks like it's a concept plan...that needs some work

hhmmm...looks like the homes around that area just QUADRUPLED over night!
does this contribute to urban sprawl?

The answer is yes. They also increase VMT (vehicle miles traveled). I have seen a lack of effort by the LDS church to locate their McTemples within walking distance of TRAX or Frontrunner stops, making these international house of handshakes less accessible to those who do not have a vehicle or just don't want to drive a car because they do not want to contribute to our terrible air quality.

since urbanboy and myself think this contributes to "urban sprawl"...how does payson see this new addition? i'm sure they are THRILLED, but since you are down there in that part of the county...how has the city of payson come through? how do they see that part of town developing? how has that affected surrounding towns?

i honestly think, that south county is the NEXT north county in terms of population EXPLOSION! land is relatively cheap out there...and LOTS of it...we are starting to see things grow already with the new wal-marts () etc...
as a town planner for payson, what are your thoughts on HOW to make this mormon temple "fit in" with the surrounding area? what is the ZONING for that part of the city??
