Coming along quickly. Underground services and sewers have been installed. Rudimentary grading is complete. All that is left is final levelling, applying a stable base, gravel and then curbing, sidewalk and paving. It should be ready to use this fall.

I am surprised to see them paving the roadway and parking area for the YMCA already. This seems somewhat premature..........

Small update on the Mountain Woods residential golf development at Magnetic Hill:

Site Plan:


They are planning two additional apartment buildings in addition to the current building already in place


If you haven't already done so, a short drive down King's Bridge Blvd is interesting. There are some very nice properties that have been built there.......

Do they still plan on building this through to Mountain Road next to the Irving?
That would be great for connectivity in the area.

That is the plan, yes, but I don't think that'll happen for years. I imagine it's the final phase.

Approximately how many homes are around the golf course. I left Moncton in OCT 1993. Times have changed, After you crossed the TCH on Gorge that area of town was mostly empty

I would say that Mountain Woods is about half built out (mostly the section bordering Gorge road across from Crandall University. There are easily 200-300 houses there.

As someone who's lived there since the beginning, we've seen development slow to a crawl after the Ryan Rd. boom for NW Moncton. This road through to the Irving may happen someday but considering we're seeing so little development on King's Bridge (3-4 homes is a good year), most of us have our doubts. They oversold and under-delivered by (laughably) comparing this section to Royal Oaks or Fox Creek where they are asking an insane 60-100k+ and it turns out most people aren't being fooled .

As to the apartment building, is that something you noticed on their site or has there been factual news? That render has been on their website for months and the neighborhood rumor mill doesn't have anything new.

I agree that development in Mountain Woods, while initially brisk, has slowed quite a bit in the last several years, The homes on King's Bridge are still very nice, and I only first noticed them the other year. I don't drive through there very often so you're opinions are probably much more valid than mine.

As for the image I lifted from their website showing the three apartment buildings, that's probably the first time I've looked at their website in a couple of years. I don't recall seeing the footprint for the two additional apartment buildings on their documents before, but that may simply be because I have forgotten. The mind falters.........

This hole layout is confusing me. Have I been starting on the wrong hole every since I moved here?? I think they must have just have the front and back mixed up on this drawing.

I think another factor is the "luxury" or higher end apartments being built. These are appealing to older people who are looking for convenience, and so they sell their homes and move into a nice apartment. This downsizing puts their houses onto the market. So some of the apartment construction has the side effect of putting single family homes into the market. I remember reading a story where they interviewed an older couple who were doing exactly that. They were on the waiting list for the new Tannery Place building.

I suspect this is largely correct.

A good thing in general IMHO - less sprawl, and increased densification in the core. Young families get the benefit of a back yard and being close to suburban schools, while empty nesters can downsize and live a more walkable lifestyle close to urban amenities.

Win-win.......

The thing with Mountain Woods is also that it doesn't know what it wants to be. You can walk most of the subdivision in half an hour where you'll see starter family homes, empty nester semis (with more being constructured on Sedona), some higher end townhouse types (Auberry overlooking the golf course/highway), some townhouse type condos, some semi detached housing (aka: duplex), a condo building and a 'wants to be higher end' street on the other side with potentially apartments being added into the mix.

I don't know that there is any other area in Moncton with that kind of variety over such a small space?

I've been all through there (and Greater Moncton's suburbs) and I don't think it's that bad.

This phenomenon exists all through suburban Greater Moncton and sometimes by design.

Fox Creek has some of the most expensive properties a street over from dense townhouses and from luxury apartments. And all of that is almost on top of a trailer park.

Royal Oaks is also next to a trailer park.

In Dieppe and Moncton North generally, you can be in total suburbia with semi-detached homes and driveways on top of each other with scattered apartment buildings and if you take a right turn onto the right street, suddently the trees are very old and the houses are twice as expensive.

This is a good thing.

I grew up in a poor family in Charlottetown, but because of where my house was located in the west end of downtown, I went to school in the Brighton neighbourhood (West Kent, Queen Charlotte, Colonel Gray), and I developed friendships with a number of middle class and even upper class kids. This broadened my horizons, and let me know what might be possible in life. I think this has had some bearing on my career choices etc.

Neighbourhoods shouldn't be monolithic. Planning standards have to be adhered to of course, but there is no reason why a tract of duplexes can't exist a few streets over from a group of McMansions on a cul de sac. Children shouldn't be segregated from one another. You can learn from others...........
