Indeed. You can get credits for proximity to transit, lowering parking availability, providing bike racks & showers. But, as you state, you can't force people to use transit.

I do feel that with the relative density in the Emory/CDC area, a rail line would be used quite extensively. The "Brain Train" / Athens Commuter Rail Line would pass through the area with a stop. If we could ever get the State to get moving on it.

old 4th ward park

Blighted land reborn as Beltline's first park

Right now, the lot that is to become Historic Fourth Ward Park is a barren expanse of cracked concrete, weeds and towering trees surviving against a background of neglect.

"Having a park near your property is pretty nice, " said John Perlman, president of Adams & Co., which is redeveloping nearby City Hall East into commercial space and condominiums. "It's been proven in study after study that properties with a view carry a premium."

so is mossberger completely out of the City East equation. i haven't kept up...

I had lunch with one of Morsberger's employees a couple weeks ago. Morsberger is definitely sold out of the Mitchell St. (former C&S operations center) property. The plan there with the new owner is to make it some sort of student or loft-style housing, when funds can be secured...

About City Hall East, the delay has been physical issues with the building itself, together with getting the city facilities relocated. Everything was not as represented on the old blueprints. Not a deal-killer though, apparently all issues were resolved, and they feel they're turning a corner on the project - again assuming funds are in fact secured. My source seemed to indicate all pieces were in place to start...albeit with a large component of senior housing. If I remember right, he indicated Morsberger is still involved in that one. Perlman must be his partner.

Does anyone have a picture of the view from city hall east? I have always wondered what the view would be if I were to one day (lets hope) buy a condo there. I bet the views of midtown and buckhead are AWESOME!

Streets of Buckhead on Hold Again

does he still want to build a replica of the Buckhead Library

this was a bizarre plan even when the economy was booming. i don't think anybody in Buckhead every said "Hey, I wish there were more places to shop or eat at, and I'm not talking casual places. Real upmarket. I don't see that here in Buckhead. We have plenty of parks and cultural institutions though."

Downtown is packed with people for the game, it's pretty awesome! ESPN Gameday is in Centennial Olympic Park too. Also, Baja Express is going into the space across from the aquarium where starbucks used to be. YES!!!!

There was an article in yesterday's Atlanta Business Chronicle about Sembler trying to get the Falcons to relocate to the old GM site. It sounds like their big selling point is that the Falcons want at least 100 acres and Downtown doesn't have that much space. The head of CAP says he doesn't think they will move.

Another article says the Falcons will be seeking a new stadium deal within three years.

Sembler has to be the worst developer currently working in Atlanta. Every project they propose is all about making money while destroying any sort of vibrancy in the city.
