I noticed yesterday that there were large cranes (not tower cranes) moving stuff around next to the AZ republic building. I didn't drive directly by the site (don't know why), but I thought it was the mobilization of construction for the convention center hotel. In early 2006 we could have 3 tower cranes one the skyline (44 Monroe, Summit, CCHotel).

^ Yes. And then, hopefully, the downtown W Hotel soon after .

4 cranes gracing our skyline by the end of 2006 - my fingers are tightly crossed.

^ I drove by those cranes today, they're hovering over the Arizona Republic employee parking garage - most of which has now been fenced off ..

Bonds sold, construction nears for downtown hotel

Plans for the new 1,000-room Sheraton hotel in downtown Phoenix have passed a significant milestone.

The sales of the bond package totaling $350 million was completed Dec. 20. The bonds were sold at a rate of nearly 5.28 percent.

About $165 million of the bond sales will pay for construction. The rest will pay for interest and the costs of permits, designs, furnishings and an operating reserve, said Jay DeWitt of the city's Downtown Development Office.

The hotel's 31-story height includes 27 guest floors. It will have 80,000 square feet of meeting space, 42 meeting rooms, and two ballrooms - one with 29,000 square feet and a second about half that size.

The hotel is designed for the northwest corner of Third and Van Buren streets. Construction is scheduled to start in February 2006, with completion in the fall of 2008. It will open about the same time that work is complete on the $600 million expansion and renovation of the Phoenix Convention Center, which will triple in size to more than 900,000 square feet. The hotel is one block north of the convention center.

"By adding to our list of downtown hotels, the new Sheraton is going to enhance our meetings and convention business at the expanded Phoenix Convention Center by significantly increasing downtown hotel occupancy opportunities," Mayor Phil Gordon said in prepared statement.

The hotel will carry the Sheraton flag, and it will be managed by Starwood Hotels & Resorts Worldwide Inc.

The bond sale was approved in November by the Downtown Phoenix Hotel Corp., formed by the city council in January to oversee the hotel design and construction.

The city's bond counsel is Greenberg Traurig LLC. The bonds were sold in three series: $157.3 million of senior revenue bonds, $167.7 million of subordinate revenue bonds, and $25 million of taxable revenue bonds, DeWitt said.

I hope the 34-story 44 Monroe happens... that's a sweet building
and would look great in Phoenix.

/\ Ground has basically been broken. They demo'ed a 7-story building that was on site, and now they're doing some prep work. I hope it keeps going.

The Tower Lofts and Fifth & Lincoln projects are perhaps the ugliest proposals I've seen on the City Compilations thread. Phoenix deserves better and with the areas fast pace growth I'm certain it will get better. Phoenix really needs to get it's s*** together or continue losing to it's neighbors. On my last visit there I was so dissapointed. miles and miles of bareblock walls through Scottsdale hiding all the overpriced tract homes. For a boom town, terribly lagging.

I noticed that the Phoenix Convention center hotel is listed as UC in the few posts above. So did the groundbreaking ceremony already occur???

I think so. It was supposed to be in early March. Since we are past the mid-point of the month...

^alas, it still hasn't broken ground. Right now, they're busy removing the landscaping. Any day now....

Hey, if one of you guys can get me a shot of the Chase Tower (Formerly Bank One) so that I can update my diagram, that would be great. I will draw some of the undrawn buildings for Phoenix. There is some good stuff to draw here, like The W, The Sheraton, Metro Lofts, etc.

The new convention center hotel has broken ground. The crane for 44 Monroe is going up. The crane for Summit @ Copper Square is completed. Things are beginning to happen.
