Walked by Jasper and 108 st the other day and holy cow was it impressive to see. Some amazing additions to some parts of town that have been baren for decades.

Bonjour Bakery (or the building at least) on Whyte and 99th I think has been around for a while now, but seeing it again really made a positive impression after being a vacant lot for years.

I am not in the real estate development business, but I wonder how some projects are feasible and some lots that are across the street sit idle because the numbers don't work.

These guys at Edgar seem to have figured things out quite well in the Edmonton market or they are willing to take risks while others don't have such appetite.

There are a myriad of factors - availability and cost of capital (equity and debt), comfort on construction costs and rental revenue assumptions, ability to hit investment returns, and just an overall decision to take on risk.

What is a 'cap rate' you ask?
the rate of return on a real estate investment property based on the income that the property is expected to generate

-a cap rate lower than five percent denotes lesser risk but a more extended period to recover an investment.
