February 2nd 2022 Revision - UDP Review

To say this proposal has drawn plenty of interest would be an understatement, as it played a significant role in Vancouver landing the International Passive House Conference in 2023. Even city staff acknowledged a project of this scale would further enrich local knowledge, and help build a supply chain for future projects across the world. It’s no wonder then that so many people paid attention when Hannah and I reported that the Urban Design Panel recommended its re-submission last year.

That setback only seemed to inspire this applicant team, who never wanted it to look like the typical boxy sustainable building. I wouldn’t say they welcomed city staff’s demands to remove its sky garden balconies, nor this body’s advice to eliminate its green sprout inspired colouring, but they certainly didn’t admit defeat either. Instead, they abandoned that organic design rational, and returned with something they hoped would be studied as a landmark for at least the next 100 years.

Canopies are a nice addition, but the one over the front door needs to be bigger too.

I don't know. It feels like every iteration has been worse. Losing the little but if color the tower gad is disappointing but at least we will get a red tower just to the north, so I guess that's something. I still miss the original concept and its beautiful crown.

I prefer the Feb 2022 renderings personally. I think it cut down on some of the gimickiness from before. I think it makes the curves more fluid

I like this version better too.

Guessing it is still 178.5 metres tall (and the 555 ft. figure is just the general policy for the site?)

60 floors plus that crown in 555 ft. would be insanely cramp…

The crown adds 30 feet. The residential part of the tower is 555 feet tall, and the total building height is 178.46m (585 ft. to to the top of the appurtenance).

Now that is lofty and ambitious language. Imagine in the 2100s architects looking at Vancouver House, 1550 Alberni and... 1075 Nelson? as architectural landmarks heralding a new era of design.

The mayor's office announced this a few days ago, and were just in time for Earth Day.

What's interesting though is that neither they, nor the Hive included the most recent renderings. I guess I really should get those up this weekend

Another senior staff member was glad things like parkade exhaust vents could still be discussed on significant projects like this. Other changes include swapping the glass canopies for a wooden trellis & relocating the children’s playarea as requested by the Urban Design Panel.

What is really nice about this Tower, and the Butterfly is they will work nicely with the Shangri La and Paradox Tower in stepping up to the 700/750' hypothetical future tower when the Burrard Building is redeveloped (one day). Imagine a "centrepiece' right in the middle between the two pairs of taller twins, partially blocking the RBC Tower.

Didn't you said you never come Downtown these days? The Park Board just gave the go ahead for Nelson Park to be dug up and replaced by BC Hydro, with a new substation under the area where the school is currently located. So there will be a newly renovated park (and a new school) in the timeframe for this tower to be developed.

Great render on the website. I can't help thinking it might be missing something?

(I hadn't realised Henson were still involved. The render on their website is a little more honest.
