Steam Realty Development Lands $11M Financing

HFF secured the four-year, floating-rate financing package on behalf of the owner. The developer estimates the speculative building will be delivered 11 months after construction begins.

Located at 7375 Graham Road in Fairburn, the development site sits just under 20 miles from central Atlanta and 10 miles from the city’s Hartsfield-Jackson International Airport, accessible via Interstate 85, which runs alongside the parcel. A number of industrial assets operate in the immediate area, home to tenants including XPO Logistics, DHL and Exel. The building will feature 32-foot clear heights, rear loading doors and office space for each of the property’s four divisible suites.

Just noticed today a listing was posted on Loopnet for the massive Orchard Hills Business Park yesterday...

Not sure what it means, but hopefully groundbreaking is imminent. Given the scope and how transformative it will be for the areas near Exit 41 and Exit 44 on I-85, It's definitely going to be one of the most interesting projects in Newnan and on the Southside in general.

A rezoning request was submitted on 5/8/18 to the Coweta County Board of Commissioners. It will be on the north side of Highway 34 just west of Andrew Bailey Road, next to Dunkin Donuts / Baskin-Robbins.

2 "Tech-Oriented" Regional HQs Interested in Airport City College Park

San Diego-based Cisterra Development, which signed a purchase and sale agreement for 17 acres at the project dubbed “Airport City College Park,” is working with two “tech-oriented” companies who are interested in the Airport City project, said Eric Magnuson, principal with Cisterra Development.

One of the companies has “a smaller presence” in Atlanta, and would be an expansion if an agreement is reached, and one does not have a local presence, and would be new, if an agreement is reached, Magnuson said.

The prospects have the potential to bring a regional corporate headquarters to the Airport City site, representing either a region of the U.S. or North America, he said.

Cisterra signed the $8.5 million deal for the 17 acres based on these companies’ interest in expanding in and locating in Atlanta, Magnuson said. The companies had decided on Atlanta prior to working with Cisterra. He did not know what other cities the companies considered.

Cisterra is working toward a letter of intent for the Airport City College Park property from one of the companies for the entire project, Magnuson said. It is a 150,000-square-foot building expandable to 250,000 square feet, according to the purchase and sale agreement with the City of College Park’s economic development agency.

LINC construction set to begin

One year after greenlighting the project, construction is now set to begin on the LINC in the next few weeks, according to city officials.

At their last meeting, the Newnan City Council awarded a $2.8 million dollar construction contract to Lewallen Construction Company. The company was one of five who submitted bids for the project.

The company will be responsible for creating the first section of the LINC – a 1.6 mile connection that will link Newnan Crossing Boulevard to the Nixon Centre, Newnan Crossing Elementary School, and the residential neighborhoods along Highwoods Parkway and Shenandoah Boulevard.

While an official date for construction hasn’t been set, timeliness is a major factor in getting the proposed section done before the end of the summer, according to Assistant City Manager Hasco Craver.

The temporary road closure – located between the Newnan Centre Roundabout and Summerlin Boulevard – will allow for the construction of a path tunnel that will allow for uninterrupted trail access once completed.

Completion of this portion of the LINC – known as Section #4 – would set the next phase up to include the proposed path bridge over Interstate 85.

Funding for the project is expected to come from the 2019 Special Purpose Local Option Sales Tax (SPLOST), along with impact fees for parks, and from the city’s unassigned fund balance, which includes money accumulated over time that isn’t assigned to a specific project or program, Craver said.

“This section is designed to be a show piece and give users a great idea of what the trail system is supposed to be about,” Craver said. “We hope the community will support it through not only using it, but also by making a contribution to Friends of The LINC.”

Following the completion of the tunnel under Lower Fayetteville Road, the Friends of The LINC will be responsible for painting a mural inside.

The group hopes to begin work on the mural before school is out for the summer and to finish by the time students return to school in August. The tunnel will be painted on both sides and lit 24 hours a day.

Smashburger and Rock N Roll Sushi have started construction on Hudson Bridge Road in an out-parcel in the Walmart shopping complex next to the Bank of America. Dentistry for Children will be relocating to the same out-parcel next to the Bank of America as well.

Finally Cilantro Indian Street Foods is coming to 602 Eagles Landing Pkwy in the Johnny’s New York Pizza Plaza bringing Authentic Indian cuisine. Cilantro will open late May.
