Please build this tomorrow. Ankrom Moisan Architects have scheduled a Pre-Application Conference to discuss a project at 1638 W Burnside St:

Quote:
Demo existing 2 story auto dealership to develop a 7-8 story mixed use apartment building with commercial on the first floor. With 94 below grade parking spaces.

Technically this is Southwest. But yeah, I'd be happy to drive all the way out to the 'burbs to buy all of my new Jags if they'll redevelop this block. Hopefully with wider sidewalks for all the Timbers traffic.

Nice! Although at first glance I was hoping this was the Enterprise car rental spot across the street. Much more in need of this type of development, but whatever, any new building on Burnside that gives the sidewalk more room and adds a lil retail life is great.

Argh, I forgot to check which side of the street it was, and assumed it was the Enterprise lot. Have moved the posts to the Goose Hollow thread. While I'd still welcome the development, I'm no longer quite so excited.

the Monte Shelton dealership is a total old school Portland icon. where else were pre-pubescent teenagers going to get to see Rolls Royce and Jaguar cars for sale? That, and Mr. Shelton had some kick-ass Porsche race cars over the years.

Maybe itll help activate Alder a little. Walking through there feels dead and maybe this can help that.

Better than a car lot I say

My thoughts exactly. I had to pop this one into Google Maps street view because I couldn't think of what was already there... because I never walk through there. It's a dead zone, so this will hopefully change the area for the better.

Still strange that the pressure to build hits function buildings over parking lots. The enterprise lot is a deadzone. This building being demolished is at least functioning as a city property that works with the street. Just don't understand the economics of it. Parking lots should be taxed to the gills to push owners before demolitions.

This. Jaguar isn't the best use of the space, but at least the property doesn't look terrible.

^^ Very true. I used to walk by there all the time, it is at least visually interesting unlike the Enterprise lot.

Design Advice has been requested by Ankrom Moisan Architects for a project at 1638 W Burnside St:

Quote:
HEARING – Construction of a new 7 to 8 story mixed use building. There would be 134 residential units, 94 structured parking spaces and ground floor commercial facing West Burnside and Southwest Alder. The entrance to the garage is on SW 16th.

Goodbye car dealership! Here's hoping for a nice curb extension on the NEC of the property to tighten the left-turning radius and shorten the crossing distance for getting across 16th!

1638 W Burnside -- new image

New image of planned building for 1638 W Burnside (current home of Monte Shelton Jaguar) showing oriel windows and street-level corner loggia at 16th & Burnside with garage entry off of 16th. Image is lower level detail and doesn't include mullions, thus showing a "glassier" appearance than would be in reality.

Developer will be expanding sidewalk along Burnside from 8 feet to 15, but is trying to avoid if they can the additional 10-foot of setback required under current code for this stretch of Burnside.
