Don't feel too bad about him..while I understand the appeal of having a really lovely new highrise, Ken Griffin is a louse, and Citadel is well known for conducting incredibly shady practices (see: RobinHood stock trading scandal, 2021-2023). He leaves a bad taste in many Chicagoans' mouths because he's a shitty, ruthless, unethical person, so perhaps I'm a little biased, but still doesn't wash away his filth in other areas.
I would love nothing more than a really cool new skyscraper in DT Miami, and designed by Norman Foster no less! But it's a Kenny joint, so the appeal is slightly diminished for me personally.

Him, Musk and Bezos got this weird thing that once they made it big they decided to have a mid-life crisis and transform into these weird pseudo-celebrity douche nerds.

Anyways I’m sure this building will be marvelous. Dude has an ego, and that will show in the design, Miami skyscraper nerds are lucky.

I’ll bet that this will be primarily a condo and hotel with a small office component. It will probably be stalled for years though because the Miami housing market has cooled dramatically.

Same with Related’s project….

Plans were released today. There will be no residential. While it's all preliminary and there's only floorplans I can say that there's: Office, hotel, retail, health/fitness, and parking.

Great to hear that the wheels are in motion. This one kinda dropped off awhile ago.

So, I took a while to look at the plans. The tower appears to slope upward which indicates it'll be tapered. Also, there will be a public terrace and a large baywalk.

I don't know how severe the slope upward will be, but my guess is it'll be gradual like the Salesforce tower in San Francisco.

Thanks for posting.

Are 1221 and 1260/80 Brickell part of the plan? They are listed under 'SITE INFORMATION.'

I wasn't aware Citadel's plans were going to cross Brickell Bay Dr.

There's a parking garage there now.

He bought both sites but I'm unsure of the plans. Some say the sites will be connected, but there's no definitive answer.

Ok I didn't realize he bought the sites across the street. Does Citadel own everything in dark grey? What about the tower at 1221?

Yeah he owns the office tower. He bought the parking garage and tower together for 286.5 million and the small corner lot for 20 million. I didn't notice that only the parking garage was shaded in grey. Maybe they'll redevelop the parking garage which would be awesome!

1201 Brickell Bay Drive is the first phase of the development, with additional phases planned across the street at 1221 Brickell Avenue and 1250/60 Brickell Bay Drive, the filing states.
So I guess the labels 1,2,3 are Phases I, II, III according to TheNextMiami article. With Phase II including the tower at 1221 which may possibly be some kind of renovation.
