I don't think they'll launch the condo tower anytime soon. At least not until CP is nearly sold out or the condo market picks up.

I just looked at pricing of CP# and it is more than 530 sqf, and that is without absolutely necessary upgrades. Are people actually buying these at this price? Crazy. At that rate they will never start the union site.

I would say that 90 George did VERY poorly. Still close to 10 units available.

I do agree though in part as these are the units that investors like or liked five years ago. But I for one am definitely in the market for a large condo and find it really frustrating how poor the selection is. If you want to move beyond first-time buyers and investors developers need to actually build some bigger units that have better floorplans and aren't so crappy.

There was a lot of demand for 90 George. The developer just got massively greedy and refused to lower his prices for far too long despite the fact that they were clearly overpriced and the market was heading. If something does not sell for several years it is clearly too expensive. Those have all been sold now in any case. But I think there is still strong demand for higher-end units. Very few places have both size and nice finishings in Ottawa. At Lansdowne for example most of the pricer units are already gone.

Some investor bought the remaining units, about ten of them. Expect these to surface in the future.

A golden rule in the business is to NEVER NEVER NEVER lower prices.

and Lansdowne sold a lot of units at prices much higher than $530 a Sq Ft.

Drove by Friday. New barriers around the site and a sign indicating "New Luxury Hotel". They also had 2 excavators in the hole.

With Calridge's standards a luxury hotel would be a hampton express or the like.

Fun fact: Luxury is directly derived from the latin word Luxuria, which is the 7th deadly sin - lust. Another older English variant is the word "Lechery".

I think of this every time I see the word luxury and transpose them: lechery apartments, lechery cars, lechery vacations.

The location of the hotel is perfect for tourists. However, it is far from the downtown government and business sector....for exec's in a rush.

The condo building will also be located in the best spot currently available in the market area.

Can't wait to see the condo floor plans and the overall final product.

Can't wait to see it at its full height. It will be a great addition to the Market skyline with its clean glass façade and a height sitting between the wall of 27 storey towers and the low-rise area.
