I've been lurking on here for a couple months, but the pictures are because I recently analyzed the impact of the new Starbucks opening on Locke (for a culture project for my master's...) I have to say, among other sources, the recent articles in the Spec and discussion on this board provided a lot of valuable input into reactions by the city, individuals, real estate agents, businesses, etc. its interesting stuff and this board helped quite a bit.

(Today I presented it, and for the added touch, picked up coffee at the Locke Starbucks for everyone before presenting - that went over well with everyone, let me tell you!)

Now that's over, I look forward to further lurking and perhaps some more posting.
What area are you doing your master's in? Are you at McMaster?

And did you notice how Locke St. has suddently become a 'village'? I think every house within 3 blocks of Locke just went up by $10,000.

Yeah, I'm going to start working on a trendy name for our new neighbourhood with the goal of getting the same result

That's what I love about Hamilton: it's a city of identifiable neighbourhoods with authentic, independent commerce in each zone. Concession ST, Ottawa ST, International Village, Westdale Village, Locke ST, James ST North, and James ST South, to name a few. Hamilton's infrastructure is ripe for explosive urban renewal; the neighbourhoods are in place. Even Barton ST will eventually take off.

Barton between James and Wentworth is ripe right now. When the General Expansion is complete, properties in this neighborhood are going to double if renovated right. It is a cheap investment right now with property values so low.

When GO on James North is finished it will accelerate the pace of property values even more.

We should call it Old Corktowne:
'Charming victorian row house in the heart of Old Corktowne just steps from Atlantic Subs and historic Corktown Tavern'

You bet, GO at James ST N will certainly help out.

I had no idea Barton(e) between James and Wentworth was coming along--good to know!

I was out in Scarborough last night and went to a bar in a 401 side hotel. Inside the door they had a brochure/magazine rack with nearby attractions, including an Experience Hamilton Tourist Guide 2007/2008.

Reading it tonight on the subway ride home tonight I see they refer to Locke Street as 'LoSo'. I haven't heard that one before, so I'm guessing it never really caught on.

I've heard LoSo, but it's way too cheesy.

Oh, and if you want to add $20,000 to your home's value, refer to Corktown as "Olde Corktowne"

One slight adjustment 'Olde Corktowne'. You can never use too many "e's".

And wouldn't it be 'Ye Olde Corktowne Tavern'....... lol

I suppose 'coming along' depends on your point of view. It's not MORE boarded up anyhow, and the Mark Preece house/ General Hospital projects will be good. Beyond that, I'm hearing rumblings of a Walmart at Barton and Ferguson....that would be horrible.

Yeah, the Hospital project looks really amazing.

WalMart's arrival on Barton is a shame, unless, I suppose, they built a smallish, cool, vertical-style location, which is, of course, unlikely in the extreme.

When I was referring to the area of Barton I meant that it was ripe to buy property in. Not necessarily that amazing things are happening there yet. However, I did notice a gallery/studio renovation happening somewhere around there.

If Walmart built an urban format store with very minimal surface parking I would not take issue to it. I doubt this is likely though.

yea, no offense, but Vancouver fought with WM for years to build a decent downtown store.
No way in heck will they do that in Hamilton. And no way in heck will our council fight for one. We're all about the big, empty parking lots in the Hammer.

The difference is that Hamilton is hurting for Major Corporate Retail in the core and Vancouver isn't. There is nothing to fight until the plans are revealed.

Central Toronto has a few urban format Walmarts including Dufferin Mall, which serves much of the inner city's service classes for affordable retail. I would prefer to see these populations shop in the inner city than to drive to the suburbs, something they are already doing regardless in Hamilton's case.

How certain are you that Walmart is heading to this site? Last I heard, Barton and Ferguson was the site that Canadian Tire will relocate to from their Main and Victoria spot. Can't imagine how both could be squeezed in here.
