To my way of thinking the building's impact on the area will be in large part determined by the quality of businesses it manages to attract on the ground level. The area has seen better days, but still has a fairly decent restaurant strip. In an ideal world, this would be augmented by the addition of a good clothing, record, grocery or book store. A major brand - like Starbucks or something - would have an optimal effect on the streetscape, but any quality tenant (ie. no Money Marts, porn theatres or dollar stores) would be a good thing.

There's that other recently constructed (and fairly decent looking) building near the corner of King and John (can't remember the name) that, last I saw, still had no takers for the street front shops. Is this because the units aren't ready, or because investors aren't biting?

One of the biggest problems with attracting retailers to that area is that lack of foot traffic from the business towers. They are just out of reach to many office workers on lunch.

Won't be grocery, Denningers is just up the street. It's a tough call on what would locate in that area. Hopefully something of quality, i.e. not convenience store, not laundromat/dry cleaners, etc.

I expect that retail space to be empty for a while. There are already many retail spaces available throughout the city, probably for a lot cheaper. The retail on the first floor of the West Village Condos on Main West is still 2/5 empty and it's been available for over a year.

This project keeps getting better and better. It'll be nice to see the fence removed. So far it looks like it blends in with the streetscape nicely.

There's definitely a market for a grocery store in that area. Denninger's is pricey!

The Farmers Market is only a 5 or 6 minute walk away and open 4 days a week. There are also some stores on the west side of James that I've seen with produce outside.

Throw in Reardons on King William and you can eat pretty well with downtown sourced food.

when you say 'finally' are you implying that all of the renovations and shop openings on James and John have been sub-par?
Or that new nightlife spots such as London Tap House and the Gown and Gavel are shoddy?
What about the new research institute at the General, the new office building on Hunter, renovations to Central Fire Station, renovations on King East in the 316Lounge/BizClip area etc.......

But yes I meant on a more large scale, and right in the core. London Taphouse was a large project though, and the office on hunter is nice but I just love skyscrapers! 11 stories for Terraces on King is a decent size haha.

That would be better for downtown than a geared to income rental bldg.

I live around the corner (on the edge of the Stinson neighbourhood) and that building on King would be an incredible place for those students to be relocated to.

Not only would it bring them downtown and possibly entice them to stay downtown, but they'd have to pass through pretty much the entire strip from Wellington to the highway on their way to school.. any restaurant, shop, etc. doesn't require a special trip -- its on the way there or back. And it would lead to the filling in of the retail spaces of that building quickly too.

There's a few little condos across the way as well..... I wonder if there was a student residence there we'd see any more of those apartments above storefronts converted to condos and parents buying them for their children, or even students buying their own. The ones there started at $99,000... I can see that being an attractive option if you're just across the street from other students and you're here for 4 years anyways (and if you own a place, why not look at working here when you graduate..? etc. etc.)

I know there are quite a number of Mac kids that would like to move downtown because of the price...

Maybe the city should be more intelligent and do more of these projects (like the housing beside the pizza pizza on King) and then advertise it to McMaster students as student housing.
