Thanks for that great pic Delirium. I like the looks of Elan in it. Only the very top shows but I've never noticed how the curtain wall is so drastically different in appearance to the usual checkerboard, spandrel-ridden condos. Helps break up the monotony a bit. The twin antennas (antennae?) are a nice change too.

I think Shangri-la is almost hitting the height of the proposed Ritz Carlton. You can sort of guage how much an impact Ritz Carlton will have on the skyline.

^Agreed. The difference in height between them is only about 15m or the equivalent of about 5 storeys. The Shangri-la should still have several storeys higher to go before it reaches the ~183m mark.

My guess is that the RC should reach to about the top of the Shangri-la crane in that pic posted by Delirium.

Geeze that's going to be a hell of an impact. I'm hoping that by the end of this boom, or during the next one, the silver and brown buildings across the street from the waffle building and Royal Bank will be torn down, the lot consolidated, and a 200+ meter office tower/mixed use tower be constructed on the site.

In Delirium's pic...



...the Shangri-la appears to be here...



...therefore, adding on the remaining floors/roof fin (equivalent height of 13 storeys), the final height will appear as follows, and subtracting the height of 5 floors makes the RC height to be about as follows...



So it would seem the RC will likely be even higher than the top of the crane in the pic Delirium posted.

Holy Crap! Nice raggedy. Shangri-la is really going to have a huge impact on the skyline, moreso than One Wall Center ever had.

Agreed, I think thats a great spot for a large office tower, too bad it would be so expensive to pull down two large office towers like that.

Or two tall towers - too bad the block has three parcels on it rather than 2 or 4.

meh, i was kinda playing with the idea or consolidating the two parcels with the small silver and small brown buildings on em, tearing them down, and sticking a 216M tower there. This is one of the concepts I had in mind. I tried to replicate accurate outlines of Shangri-la, Teresen, The Waffle Building, Bentall 4, and Royal Bank to give a rough idea of how it would affect the look from Coal Harbour and other vantage points. one of my biggest concerns was making it appear as a peak on the one side and not a cliff edge down to Royal band, so T put in roof setbacks to make the peak just a little more gradual.

here is what the building looks like:


and what it looks like from several different views:




And of course, the coal harbour view:


Just in case it wasn't apparent, the floor plate is basically the same shape as Scotia Bank Plaza in Toronto, which was a major influence in the design.

i agree! was thinking the same thing. wish we had more of that in downtown south instead of all the punched windows..

some of you people have too much time on your hands to be building all these models in sketch-up.

i just realized we are densifying too much, re: shangra la, we dont need 41 story towers, it's too much. Now, before you start to bash me for denying density, i'm not saying that. Too often people become misguided in their attempts to promote high-density in the central core and forget about the outlying areas. the owners are shangra-la are just pushing up their yield creating higher amounts of speculation.

I just don't know sometimes, these commercial locations, residential density, transportation. fffffffud. people. im going to figure this all out next yr with my masters thesis. watchout.

I understand where you are coming from, but New York should be the center of your focus when conducting your thesis and eventual paper about density being a problem. What will give you a headache is actually trying to show the audience that a problem really exists with densification. Many people will agree that there isn't a problem.

True, the spacing of towers in Vancouver is very "polite" or well spaced compared to other cities. You don't have two tall towers within feet of each other as you do in NYC or even Toronto.
