I'm sure the residents of the Millennium Tower are quite satisfied with the height that it will be!

Finally some hard news. This is probably the best case scenario, considering the time needed to close the deal and line up contractors:

In an earnings call, Kilroy said that construction would start in the first quarter of next year on 350 Mission St., a 400,000-square-foot, 27-story office tower across from the Transbay Terminal

Boom: Salesforce leases the entire building

Salesforce inks deal to occupy new San Francisco highrise
By J.K. Dineen
December 18, 2012

Quote:
Salesforce said today it has agreed to become the sole tenant of a new highrise planned for 350 Mission St. in San Francisco, a $250 million development that will be the city's first new office tower in five years.

In the largest lease transaction in San Francisco this year, Salesforce said it would take the entire 400,000-square-foot building that developer Kilroy Realty Corp. plans to begin constructing early next year. Kilroy will seek entitlements to add another three stories to the 27-floor tower, which would bring the total Salesforce lease to 444,000 square feet. The three additional floors would also add $25 million to the project cost.

if the floor to ceiling height average holds true, 3 more floors should mean about 40 more ft.

King's piece in the Chronicle says the additional height sought (3 extra floors) is allowed by existing zoning. This building may end up exceeding 400 feet!

With this announcement by Salesforce, it appears their 2 million plus corporate campus in Mission Bay is all but dead. They signed a 400K lease at 50 Fremont St last year with the option to purchase the whole building. With this new lease, they will have upwards of one million square feet of office space in Downtown SF.

Too bad they could not wait a little and could have taken the whole Transit Tower when completed. No doubt it would have been called the Salesforce Tower.

Yeah, it would be nice to have another 400-footer in the city, even if it's mostly hidden by neighboring buildings.

One thing I'm wondering about is whether this would affect the Environmental Impact Report that was conducted for the building. Hopefully 3 stories is insignificant enough that they can get by without forcing a redo.

They still need another million to match the footprint of the Mission Bay plans, so who knows...they could still take the Transbay Tower if their growth is rapid enough.

I think another great thing about a 30-story 350 Mission is that it will hide the ugly Bechtel buildings, particularly the hideous one to the north. I've hated that bland, non-descript tower since it went up, and think it and 333 Market were the cheapest, plainest, ugliest structures built in that entire area.

I'm really excited to see 350 Mission moving rapidly ahead! Now, let's get 535 Mission going quickly after it is sold (which is supposedly soon).

Looks like Webcor got this contract to.

The tarp is not likely to be about keeping anything dry. Its likely about keeping dust in.

This building, due to its age, probably has asbestos.

Some details from a subscriber-only article by JK Dineen:
  • Kilroy made presentations to 7 possible tenants to lease half or the whole tower
  • "Sources" say Yahoo, Google, Amazon, Microsoft, B of A, and Bechtel looked at leasing space at 350
It seems like they didn't lock down the digital version of the paper, so you may be able to read the story here (page 27).

This intersection is in the middle of a long transformation from the time Millennium first started site clearing in 2005 until the Transbay tower and plaza will be completed in probably 2016 at the earliest. That's at least 11 years of an almost constant state of construction, and maybe longer. The same could be said for the entire Transbay district, but this is just at Mission and Fremont.

and here a wider shot:

am already looking forward to the lofty, open lobby on this corner - not only will it liven up its own area, but should be a nice complement to the new terminal plaza kitty-corner to it

It was crumbling to pieces today by the skilled maneuvering of the cranes. This baby is going to be gone in a blink of an eye.
