Toronto has some pretty nice looking buildings, not as much as Chicago overall but some of the newer ones are pretty cool.

The most recent renderings of the 500 footer make it look somewhat decent, I like the zig zagging balconies.

I'm more just happy this area of the city will start to be filled with some towers.

Ah right, that was answered recently, my bad. I was confusing this with another project.

Still cool though...

^ Nice.

If the permits are pending, when would this start construction?

Financing Secured for 1st Project within Halsted Point Development

Publication: The Real Deal
Onni lands $220M in loans for Loop office, Goose Island construction
By: Emma Whalen

Quote:
Onni Group overcame a tough lending environment and sour sentiment on Chicago’s office market to pull in $220 million in new loans.....
It was also issued a $50 million loan from Otera Capital for its massive ongoing project on Goose Island at 1009 North Halsted Street, where it’s preparing to start construction on a five-tower complex with about 2,700 apartments; it will likely require more financing in the future.
https://therealdeal.com/chicago/2024...-goose-island/

NOTE: This makes 3 financing updates in one month for major projects in the city.

Great news, I felt like it was only a matter of time.

Is this just for the first tower? (Phase I). That's a bit unclear:

What's the 3rd major project that recently received its construction loan?

This, 400 LSD, and either 195 N Columbus or 420 N May I think.

The first two and 220 Ada (1353 Fulton). With the recent permit news for 195 N Columbus, hopefully, we can add it to the list soon. I am not completely certain whether the financing for that project has been officially confirmed.

Unfortunately, the article does not mention which one it is. However, it is most likely the revised project that is currently going through the permit process (Check RandomGuy34 post on October 19).

Another insight tidbit from the article, it appears financing was received in December 2023.

Increase the building height by 4-'10" (total 501' 0")
Would round 501'-10" to 502' ft... And that's measured from the 1st floor.

That said, there's a retail entry 11'-6" to 12' below.

So between 513'-4" and 513'-10" if I'm doing my math correctly. We'll see where the building is officially measured from.

FYI, we probably won't see caisson started until early 2025.

I asked a representative from ONNI at plan commission during the approval of Halsted Landing and that's way the reply.

I'm no expert, so does anyone know what the delay is? Seems odd to me that this has every piece of approval and even has funding, but work won't start for a whole 6-8 months give-or-take.

The site is even ready -- from what I've seen.
