If it's such a great location, shouldn't you also be surprised at the lack of height and rooms?
I wasn't saying there is zero need. I was saying I wasn't surprised that like the rest of midtown, it's a low rise building. And while there is some natural demand, this won't be a destination location anytime soon.
Perhaps it could be downtown overflow as you suggest but there's a lot of new hotel rooms going in downtown so that problem is decreasing.
