Jefferson's Caroline Kimmel Biomedical Research Building - NWC 9th & Locust

From the Washington Square West Civic Association fb page, Zoom zoning meeting Tue, June 22, 7PM.

900 Walnut Street (legal address, site is NW corner of 9th and Locust), RMX-3 Zoning

Thomas Jefferson University (TJU) is proposing a new building at 900 Walnut St – the Caroline Kimmel Biomedical Research Building. The proposed is an 11-story building having approximately 900% FAR with no residential uses. TJU is seeking City Council legislation to remap the property to allow for the building and uses to CMX-5 which will then make the project “of right”. The legislation will be introduced by councilman Squilla.

This meeting will be informational only. The WSWCA will NOT be opining on the project at this time but we invite neighbors to attend this meeting and discuss the proposed building. There will be at least one more public presentation of this project prior to the civic association rendering a decision regarding this project.

Nice! There's a thread for that project in the link below, since the building will actually have 12 floors. I'll copy your post into that thread.

Both of the lowrises on Broad are great. I’d prefer something taller at 813 N Broad, but we’ve got to get development started somewhere.

922 North Broad looks beautiful! It's about time that the absolute worst CVS in the city--both in terms of appearance and convenience--bites the dust. Francisville is really starting to become a mature neighborhood in terms of development, and that project will help develop the only corner of the neighborhood (Broad to 15th, Poplar to Girard) that still has occasional problems (most of which are caused by the Hotel Carlyle and the little corner store on the 1400 block of Girard). I hope that this project, along with the one at 17th and Girard, rise in tandem!

I'm slightly disappointed in 813 North Broad, but I'm still excited to see something happen on the east side of North Broad. In a good number of locations, the east side is moving further along than the west side; however, the eastern side of North Broad between Fairmount and Girard Avenues is abysmal. Hopefully, this project will represent a paradigm shift for that side of the street.

Yes. Frankly an embarrassment. It is in-line with the old 80s-90s Gallery.

Century 21 was a nice store, a shame what happened to the company.

I remember when Bloomingdale's released an RFP type document ~10 years ago, actively looking for space in Center City, not sure why that never materialized. If the Fashion District were done correctly, like City Center in DC, then there may have been actual interest from Bloomingdale's or Nordstrom (pre-pandemic of course). Instead Philadelphia is stuck with an atrocious looking setup anchored by "Shoppers World"...

At least nearby Market East was done well to help cover the blister across the street. (I'm harsh today )

Exclusive: Drexel University weighs ambitious $1B fundraising campaign

Very ambitious plans for Drexel. I didn't know the endowment was expected to break $1B this year.

https://www.bizjournals.com/philadel...ndraising.html

"While the 2030 plan encompasses many of the same goals as its predecessor campaign, it will heavily focus on renovating science facilities — such as buildings for chemistry, physics and engineering. It's an endeavor that comes with a high price tag."

"Drexel also plans to refresh its 2011 campus master plan."

"The next campaign will also go toward bolstering Drexel's endowment. The endowment was valued at about $954 million at the end of May"

Glad to see the simple addition of balconies.
I believe that really has a big impact on the street, much needed on Broad.

Rehabilitation has been inching along for years and there had been some very limited restoration work completed I think. Sadly, the woman who spearheaded the effort as founder and CEO of Uptown Entertainment & Development Corp., Linda Richardson, passed away late last year.

Here's their website: https://philadelphiauptowntheater.org/

University City building sells for $79M as life sciences market remains red hot

https://www.bizjournals.com/philadelphia/news/2021/06/23/science-center-building-sells-for-79m.html

Quote:
GI Partners, a San Francisco investment firm, has paid $79 million, or roughly $567 a square foot, for 3701 Market St. in the University City neighborhood of Philadelphia.

The sale of the 8-story, 141,913-square-foot building highlights how life sciences properties trade at a premium and continue to attract outside real estate investors to Philadelphia and the region.

[...]

“Life sciences was hot before Covid and now it’s twice as hot,” Fahey said. “There is a tremendous interest in life sciences globally. What has happened fortunately for the Philadelphia region, is if you look at the depth and momentum behind it, Philadelphia has gone form 10th or 12th to fourth nationally as a research cluster. It will do more to change the employment base in Philadelphia than Comcast.”

In Philadelphia, 1.3 million square feet of life sciences lab space is under development and is not enough to keep up with demand.
