I don't know. Something about bids being pulled for a second platform. It's over on UT.

Condo set to tower 47 storeys over the Royal Alex

http://www.blogto.com/city/2010/11/c...he_royal_alex/

Quote:
A few weeks ago, an agreement was made between developer Brad Lamb, Niche Developments and the City of Toronto that will allow for the construction of a condo at 224 King Street West. Called Theatre Park, this building will sit right next to the Royal Alexandra Theatre (there is currently a parking lot in this location). It will rise 47 stories, poking out of a block of buildings that are largely heritage and mostly four to six stories. According to the city's original plan for the area, this wasn't supposed to happen.

The application to rezone the lot was initially rejected by the city. The major issue was the development's effect on the surrounding buildings. Because of the way property tax is assessed, putting an enormous, expensive condominium next to small heritage buildings is devastating: the property values of the nearby heritage buildings - and consequently, their property tax - shoot up. Adam Vaughan, the councillor for the ward, has illustrated this clearly: "Assessments in this area have jumped from $8 - to $23-million overnight ... It's literally bankrupting landowners in this area." When owners are sitting on an aging heritage property that has seen its value and tax bill quadruple, it's not surprising that they would want to sell to a developer.

So this may be a stupid question but with all of the amazing buildings going up in Toronto and the surrounding area...why is it that Toronto doesn't have any supertalls? It just confuses me

The latest highrise proposals have gone passed the 900' mark, so maybe soon new proposals could inch their way passed 1000', particularly if they want to beat out the latest tallest condos.

We have one building 2 meters away from supertall status..

And Trump was gonna be 1000 feet plus, but they weren't able to obtain the land required to build that high, so we ended up with a 930ft stump.

No worries, we got tonnes of projects on the go, and it's more than enough to build a very large and satisfying skyline into the 21st century.

I heard someone in the property development industry explain that the economics in Toronto aren't as conducive to super talls as they are in some other places like Chicago, New York, London, or mega cities in China.

Once Toronto land prices rise a little further and demand warrants a 300 m+ building, one will rise. As has been mentioned, Trump was to be 325 m initially (I believe they weren't selling that well) and FCP is just 2 metres shy of super tall status.

At this point, a developer has little financial incentive to go that little bit taller other than to satisfy an ego. Going taller adds considerable risk. Developers here are very financially prudent as are the banks that finance them. (Canadian banks escaped the financial crisis relatively unscathed and remained profitable/sound.)

Toronto seems to build lots in the 150-250 m range which is significantly taller than in the previous building cycle. I wouldn't be surprised to see quite a number of 300 m buildings go up in the next building cycle.... if this one ever ends that is.

Everything here seems to happen at a steady, calculated pace. It is a bit surprising that Toronto doesn't have anything taller than 300 m yet, but the city is at a tipping point. I don't think we're that far off from seeing super talls in Toronto. When we get them, there will be a number of them because the economics will dictate they be that tall rather than some periphery rationale.

Hello, gorgeous! Big T.O. gets glittering string of new hotels

Promises of 5-star luxury, recognizable brands give Toronto, ON, glamour boost.

Article by Heather Greenwood Davis

It’s Toronto‘s turn. Sure, there’s been a hotel or two opening here or there over the past few years in Ontario‘s (and Canada’s) Big Apple. But the openings slated over the next two years promise more luxe and excitement than we’re used to. The city that has a reputation for good times, great theatre and gorgeous skylines is upping its hotel offerings with a mix of five-star and boutique properties bound to make everyone’s New Year wish list.

* Shangri-La: The wait for the 17-floor development has only increased the drool factor among those familiar with the Hong Kong-based chain that also has a Vancouver, BC, location. Promising the most spacious guest rooms in the city (45.4 sq m or 500 sq ft minimum), oversized bathrooms and Asian-inspired décor, the hotel’s fans are eagerly awaiting the 2012 opening.

* The Ritz-Carlton: A recent water-main break has delayed the planned summer 2010 opening of the hotel, but won’t deter it from hosting a 2,137 sq m (23,000-sq ft) “urban sanctuary” that includes an indoor pool, signature spa, fitness centre yoga studio and so on. When the doors swing open in January 2011, foodies will fall in love with the restaurant’s cheese cave, walk-in wine cellar and open pastry kitchen.

* Thompson Toronto: Funky. Swanky. Sexy. This hotel has it all. Chauffeured car service. Rooftop infinity pool. A room that sports both smoked glass and floor-to-ceiling window views of the city. Doors swung open earlier this year.

* Trump International Hotel & Tower: When the 60-storey building makes its debut in 2011, it’s bound to bring out its namesake. The 118 condominium residences and 261 hotel suites will share space on the deep downtown corner. Luxury trappings are a given, but the senior business types it’s bound to attract may enjoy the 1,115-sq-m (12,000-sq-ft) high-tech business centre with screening rooms as much as the two-level, full-service spa.
