It's April. That's only 8 months . Doubt demolition will be done by then.

I also do not believe that One Bloor will begin construction this year, but that it is moving forward with demolition and applications is promising. At this pace it could be under construction at this time next year.

Taking months to demolished a couple small retail buildings and took just as long to submit an application. At that pace, ground will be broken in 10 years and take another 200 years to construct.

Yeah, late 2016 would be a best case scenario.

8 months isnt a totally unreasonable amount of time to receive a rezoning. Its on the lower end of the time scale, sure, but its not impossible.

To be fair it was the developer saying they wanted to start this year. Possibly they have an anchor tenant lined up for retail and they've told them they can open late 2017. Hopefully though this will put added pressure to get this thing moving. None of us really know right as there are too many variables right now. I mean a few forum members not 2 months ago were saying this developer was bluffing about details about a large scale tower ( you know who you are ), so who knows we may actually see work start before New Years.

One thing I just realized One Bloor across the road is now not only Toronto's but Canada's 4th tallest to roof building. If this building goes up Yorkville will have 2 of the top 5 tallest buildings in Canada. Pretty impressive don't you think?

I'm telling you, Yorkville is the new downtown of Toronto. The way kids flock to Yonge and Dundas, it will be the same way for the over 30 / 40 set to Yonge and Bloor. The fact they are a good 1.5 - 2 miles apart doesn't hurt either. Keep some major seperation for the two commercial retail destinations. We still need to find out which retailer will go into One Bloor East, they have already applied for an elaborate LED Screen and display as well, I'm guessing on par with whatever is going on at Yonge and Dundas.

Lot more involved than rezoning to get shovels in the ground. To keep it simple, a partial permit would add another 3 months. Residential developers are always marketing unrealistic time tables hence the noob part.

Always said it would take a REIT's capabilities to bring validity to this project. CREIT brings that validity.

I find Yonge and Bloor too is a lot busier when school is out. Could be tourism too.

Yonge/Bloor is already downtown. The only difference is that downtowners are outnumbered by suburbanites/tourists the closer one gets to the Eaton Centre. When one walks north of College Park you can tell that the majority of people on the street are locals (live within a few blocks of there).

I meant it as it will be the new focal point - commercial shopping destination of downtown rather than the Eaton Centre-Hudson Bay combo down at Dundas/Queen on Yonge.

Once the critical mass of shopping and amenities is reached I guess. - The new Minto Shopping District, the Cumberland Redevelopment, The Holt Renfrew renovation as well as One Bloor East and West are all part of the puzzle. Obviously nothing as big as the Eaton Centre will be constructed here but a number of shopping plazas all interconnected both above and below ground will do the trick.

I already see it as a hugely successful shopping destination. You wouldn't have all these impressive mixed use proposals if it wasn't.

Just imagine then, once everything under construction and proposed is built. I don't believe there is new retail space being built at Yonge and Dundas, although there are major renovations at the Eaton Centre and Queen Street Hudson Bay. Here in Yorkville, you have One Bloor East already under construction in addition to 3 phases of Yorkville Plaza. Coming Up: Cumberland Terrace, Minto, Holt Renfrew, and One Bloor West.

'3 levels of podium. Level 4 is access to the roof of the podium and some mechanical/electrical spaces. Levels 5-28 are offices (so 24 levels of office). Level 29 is the mechanical/electrical transfer floor. Level 30 is a amenity space, with possible commercial space. Level 31-66 are residential, and 67 and 68 are mechanical/electrical penthouse spaces.'

Yorkville Plaza is quite a stretch. Sure you can find retail development around Yonge & Dundas in a similar radius.

True enough dude. Confirmation will come soon enough, or not at all.

I remember a while back when Aura was 70 floors, it went to 75 while u/c then we started speculating it would go to 85 floors, of course it only got 3 addition floors. Speculating is fun though, god knows I am a champion of speculation.
