You can also double up with another 20% reduction for mixed use, for a total of 40% reduction, plus there are parking variances granted on top of that depending on context.

Also changed the by-law to permit mixed use on all corridors (properties zoned C1 or C2) as-of-right provided residential is above ground floor commercial.

Just wanting to add some clarity.
Thank You!

People can live wherever they want.

I have been in houses in Waverley West, I found them to be very well constructed and finished.

"Archival & Exhibit Building"
Police Service/Crime Prevention
$8.9m

WTF IS THIS?!

Also – I'm horrified:

"St. Mary's Road Widening, St. Anne's to Marion – 2028"

God I fucking hope that's widening the sidewalks and adding bike lanes. There's ZERO need for this. And do they plan on expropriating a bunch of businesses and residences?! Horrifying proposition.

Even if the City wanted to do it in that timeframe, there's no money for it.

St. Mary's moves shockingly well there, even in morning rush hour. I live in Old St. Vital and take it every day – there's no issues. Add in a proper AT route somewhere from St. Vital to downtown, and you'll have even more people biking.

it does help explain the lack of redevelopment along that strip of st marys compared to the south part where it splits into st annes as well. everyone waiting for their city payout?

similar to what seems to be happening with Osborne..

If they would simply eliminate on-street parking altogether along St. Mary's and St. Anne's, this would be all they need to do to improve traffic flow. No need for wastimg money by adding additional lanes.

There's a brand new 3-storey condo complex at St. Mary's & Monck, about 4 feet from the sidewalk.

Sussex just invested a ton of money upgrading all the buildings of St. Boniface Court at Eugenie, including new landscaping – 2 feet from sidewalk. It's 3 lanes there, but the curb lane is a full-time diamond lane. With the new TMP making this a Rapid Route – they'd have to add a fourth lane if they want to expand.

Harbourfront Wealth Management at Kenny is about 5 years old now. They were allowed to build parking in front. If they add a lane, they will lose all of it, and there's none in the back, 1 inside.

Honestly I think we should be taking a lane away from SB St. Mary's from Morier to St. Anne's. There's absolutely no need for the third lane here at anytime. It's a parking lane all the time except afternoon rush hour, and even then it's rarely used.

- Expand the west sidewalk along the river to become a shared AT path along the river
- To the south, connect it to Mager, which leads to Kingston and over the bridge to Riverview
- To the north, AT path would cross the street at the existing lights at Guay (Park) to Des Meurons, where you could either continue all the way up to Provencher, or turn off at Eugenie to connect with the "bike infrastructure" on St. Mary's/Main Street Bridge, and to the downtown network

Parking along bus routes in general should be done away with.

Secure evidence lockup facility. The current one is nearly out of space.

South bound St. Mary's at both Marion and St. Anne's should be free flowing.

St. Mary's has no rush hour parking until 6 pm until close to the St. Anne's split, which really should be the rule on all streets in the inner parts of the city where roads tend to be narrow.

There have to be red lights so that people can cross the street. They can't really do the SB Dunkirk at Fermor thing where I have never in my life seen the light turn red for SB thru traffic as there is no crosswalk there.

Why? I'd say north of that should be less free flowing. We didn't need a freeway-lite in the middle of the city and we certainly don't need it extended.
