From the Colorado Real Estate Journal:

The $60 million building will be located on the southwest corner of 7th Street and Auraria Parkway. According to the landmark preservation commission report there's an additional infill project at 2950 Welton St that is under review. That address points to a vacant lot.

Auraria will be amazing in another 30 or so years.... once density fully surrounds the campus.

Not only Speer - Auraria Pkwy is finally getting a nice street wall. Feels so much better driving west to get onto I-25, this new bldg will really help that horrible no-mans land corner on 7th. I feel bad for the students walking across that street when I'm stopped at the red light - they look so exposed with no buildings anywhere nearby.

The new MSU Denver athletic fields feel like a nice extension of the campus, albeit an incomplete one since that side of the campus is just a sea of parking lots. But once that area fills in it's going to make for a unique urban college experience in Colorado with the light rail, freight trains, viaduct, etc. pushing against and through the campus boundaries.

Now let's just get an on-campus resident student population....

From the Cherry Creek Perspective, some shit we already knew:

McWhinney plans to begin construction in December on Z Block, a $235 million mixed-use project in LoDo. The complex will occupy the block bounded by 18th, 19th, Blake and Wazee streets and will contain about 220,000 square feet of office and retail space, 30,000 square feet of retail and restaurant uses, a 400-space underground garage and a 170 room hotel. McWhinney is developing Z Block in a joint venture with Grand American, Inc. which owns the property. The project will include restoration of the historic Windsor Dairy Block.

Construction is scheduled to begin this fall on Enviva Cherokee, an 18-story apartment building at 1250 Cherokee Street in the Golden Triangle neighborhood south of downtown Denver. The developers are Charter Realty Group of Denver and Integral Group of Atlanta. The building will contain 274 units.

The owner of the historic Rossonian Building in Five Points is finalizing plans to redevelop the property. The current concept calls for a 120 room hotel, 35 to 40 condominium units, two restaurants and retail space. Sage Hospitality may join the project to operate the hotel. The building was constructed in 1912 and was once home to a famous jazz club. The property is now owned by Civil Technology.

The founders of several Denver co-working spaces plan to open Stride, a collaborative office complex at 38th Street and Brighton Boulevard in north Denver. Jason and Ellen Winkler are converting a warehouse into office space for health technology companies. Stride will also serve as the center for Prime Health Collaborative, an organization of health care administrators and professionals. The Winklers expect the project to be completed in the fall of 2015.

Recently I've spent too much time trying to get to as many cities as I could at the various "Business Journal" sites. There's 43 different cities. Once you get into a site you can easily spend an hour or two or even more depending on number of links clicked on. It does provide a great perspective on what is going on around the country.

When you look ahead two to three decades this is not such a big deal and Denver Metro needs alternatives like this in order to compete on a broader scale. Growing density along the SE corridor is natural and better here than many other less attractive options.

Being a "regionalism" guy I don't worry about this. They point out it could take 20-25 years to build out. I do like the density. Arbitrarily, I figure anything inside of "470" should also have synergy with downtown.

I trust that downtown will still get its share of office space. More importantly downtown will remain the hub for professional sports and presumably cultural arts and museums, Elitch Gardens, Convention Center events etc. Inside "470" is still relatively close compared to many other metro areas. Let the densification spread. It's why the investment in transit will look better 20 years from now.

I don't worry about it too much, in fact I think Downtown is more way competitive in attracting businesses today than it has been in the last 30 years with the rail hub and general quality of life being downtown. DTC really took off in the 80s and 90s because Downtown wasn't really a place people wanted to be, and families especially didn't want to live anywhere near downtown. However, it seems to be trending that people to like to live a lot closer to work thee days, and DTC just doesn't have that availability like Downtown does (though they themselves are beginning to get quite a bit of residential infill)

But don't doubt that the DTC still does a pretty good job drawing businesses away from Downtown, and it absolutely has an effect on the growth of Downtown, but whether or not that is a bad thing, well I guess that's up for opinion
