It‘s a shame that there‘s all these parking garages that sits empty on the weekends and most are designed for max capacity - that is never reached. SSF should require they share garage space and provide a maximum parking allotment to encourage public transit. It would be nice too if SSF funded a light rail or Caltrain spur.

Agreed. It's nice that South City has been able to grow as a global biotech and life sciences hub and attract all these new developments, but just wish they would do a better job of figuring out how to build these projects in a more urban minded fashion. They are in a tough spot though since 101 basically splits the city in half and is a huge barrier, and the roads in the East Side are all very sprawly in design. A lot of the city is also still very industrial, obviously, as it is The Industrial City after all.

One option could be extending the Muni down from both M Ocean View down into Daly City and Colma and then into South City, connecting to another extension coming from T Third connecting to Brisbane and Oyster Point and the East Side, and then these two extensions can meet along Grand Ave in downtown SSF. At minimum, they should develop some sort of rapid bus/shuttle network linking BART and Caltrain with all these companies. I'm guessing a lot of the workers here take employer hired shuttle buses to work as well. It's probably time that SSF starts looking into transforming the East Side into a more mixed use neighborhood, sprinkling in some high density housing and commercial. Right now it's far too one dimensional with just sprawly suburban style office parks and warehouses.

Idk if the Hangar One project at Moffett Field is substantial enough to warrant its own thread, but perhaps we can create a general Moffett Field thread under "General Developments" where we can focus discussion and project updates and photos on everything happening at Moffett Field such as Hangar One and the Berkeley Space Center at the NASA Ames Research Center. Lmk if you are amenable to that and I can create one for you.

Mollie Stone’s Market has filed an alternative SB330 pre-application for the Builder’s Remedy-assisted proposal at 156 California Avenue in Palo Alto, Santa Clara County. The application gives minor updates to the design and parcel separation, though the applicant has specified that the prior application is not being withdrawn. Both plans, sponsored by REDCO Development, would create Palo Alto’s tallest residential building.

Studio Current is responsible for the design. New renderings have not been published, but the elevations and floor plans illustrate various minor changes to the design. The Privately Owned Public Open Space, or POPOS, next to the residential lobby and cafe, has changed from a large stairwell with plenty of seating into a stepped pathway surrounded by planters connecting to a platform with some bench seating and access to the parking garage.

The residential podium deck has increased in size, while the shape of the pool has changed to an irregular five-sided pentagon. Lastly, the amenity space on the top floor of the 17-story tower now includes a wrap-around outdoor seating area for a bar and lounge, replacing the large windows with transparent glass railing.

The San Francisco Bay Area Rapid Transit Board of Directors recently reviewed the latest plans for the El Cerrito Plaza BART Station. The public presentation includes a tentative phasing schedule, which says construction on the several-hundred-unit masterplan could start as early as next year. The transit agency is working with Related California and Holliday Development.

While details have not been shared about individual projects, that broad overview is that the development will include 743 units across six structures, of which 47% will be affordable. Parking will be included for 260 cars and nearly 1,200 bicycles. An additional 145 vehicular parking spaces will be provided for BART riders.

Construction is expected to start sometime next year on a 70-unit affordable complex at Parcel A South and 259 market-rate units at Parcel B. The latter structure will include parking for BART Riders. The affordable housing on Parcels C and D are projected to all be under construction by 2026. The final phase of construction is the 133-unit market-rate complex at Parcel A North.

I mentioned in another thread, the neighborhood just to the right of it in that picture is in Palo Alto and I would imagine they will NIMBY this thing into non-existence.

Details plans have been revealed for the seven-story residential complex at 3781 El Camino Real in Palo Alto, Santa Clara County. The proposal uses the builder’s remedy to increase density and potentially build 177 apartments. Sares Regis Group is responsible for the application on behalf of Vittoria Management.

BDE Architecture is responsible for the design. Illustrations show a collage-style facade pasted with various colonial Spanish Revival elements across the mix of volumes. The disorderly exterior will be clad with a mix of cast stone, stucco, and foam trim. The roofing will be covered with red clay tiles.

Guzzardo Partnership is responsible for the landscape architecture. The team will oversee new trees and planters along the sidewalk. The perimeter of the lot will be buffered with a line of trees, stormwater capture planters, and accent paving. On the third floor, a landscape courtyard will be positioned on top of the garage podium. Details about programming have yet to be finalized. Residential amenities will include a furnished lobby, lounge, clubhouse, and rooftop terrace.

The Environmental Impact Report has been published for 131 Terminal Court, an eye-catching research office proposal in South San Francisco, San Mateo County. The documents are a significant milestone for the project, which aims to create 1.7 million square feet of R&D space west of 101 and close to Tanforan Mall. Steelwave is the project developer.

The development of Infinite 131 and the additional Infinite 101 project will bring seven office structures to appear like a serpentine loop and two garages. Between the two garages, the one million square feet of parking will feature an estimated capacity for 2,976 cars. Infinite 131 will create six structures, with 1.7 million square feet of leasable floor area, one garage, and 115,130 square feet of open space. The tallest structure will stand around 113 feet.

Skidmore Owings & Merrill is the project architect and structural engineer. Illustrations show the structure conforming to the oddly shaped parcel with an articulated facade to break apart the overall massing, angled glass for a dynamic curtain-wall skin, and wood soffits to frame some amenity balconies. The open space, designed by Carducci Associates, will provide employees and the public with a sheltered courtyard interspersed with pathways and seating. The J-shaped office building will wrap around the courtyard, while more open space will serve as gathering areas on the third and fifth levels. The project will connect Produce Avenue to Shaw Road.

Demolition will be required for the existing Golden Gate Produce Terminal. The 17.7-acre project site is located next to 101 in the heart of an industrial neighborhood. Future employees will be twenty minutes away from Downtown South City by foot. By bicycle, both the South City Caltrain Station and San Bruno BART Station are around five minutes away.

UC Berkeley has published the notice of preparation for the Berkeley Space Center in the NASA Ames Research Center in Mountain View, Santa Clara County. The university is working with NASA to create a $2 billion 36-acre research campus of academic and research facilities in the heart of the historic Moffett Field. UC and San Francisco-based SKS Partners have entered a joint venture, Moffett Partners LLC, to pursue development.

The stated goal of the Berkeley Space Center is “to create a state-of-the-art research and education hub that shapes the future of technology and innovation and to advance UC Regents’ educational, scientific research, charitable, and other exempt purposes.”

Two project alternatives consider building either 1.4 million or 2.3 million square feet of floor area across the new public district. The larger alternative includes 1.99 million square feet for educational use, 22,000 square feet for a conference center, 126,000 square feet for student and faculty housing, and 73,000 square feet for short-term lodging. For the smaller alternative, the project would reduce the research and office capacity down to 1.1 million square feet, keeping the same capacity for all other uses. The campus will be connected with a transportation network plan around landscaped open space.

Construction will bring 11 structures in a master plan drafted by HOK and Field Operations. Renderings published alongside the project announcement last year provided detailed renderings of the landscaping and amenity functions while giving a limited glimpse at potential architectural design.
