I suspect most of them are just seeing out their current leases and opting not to re-up while the construction is ongoing.
I don't think they're (all) gone for good, and if anything, I suspect you'll see a lot of them back when the mall is renovated.
Same thing happened at Station Square in Metrotown when they were starting the Towers construction.
A good number of the tenants who closed down prior, returned along with new tenants and there'll probably be more once they complete the central boulevard and remaining towers.
You want to see what a(n actual) dying mall looks like, drive up the road and take a gander at Lougheed mall.
Every time I pass by there these days it almost seems like 5 more stores have closed down from the previous visit.
If not for Walmart and London Drugs, that place would be a total wasteland.
Shape's City of Lougheed project can't come fast enough for them.
