Guess everyone's doing constructions updates today lol. Anyways, also did my own...

August 2015 Midtown Construction Update

It's been 2 months since my last Midtown update. Click here to see it. You can compare and contrast the changes each project has seen.

782 Peachtree(5th and Peachtree) - 294 apartment units
Really love how this project is coming out. It really makes the whole area feel more urbane and complete.

Broadstone Terraces - 218 apartment units
More land excavation, but still, not much progress in 2 months.

Seventh Midtown - 20 condo units
Love how intimate this project is, though it feels like it's slowed down. Love the exposed brick though. Still, this should be completed in the 2-3 months

33 Peachtree Place(Alta Midtown) - 369 apartment units
Definitely progress made. The tower portion continues to get taller...land excavation started for the midrise apartment portion of the project.

Modera Midtown - 350 apartment units
The crane is still missing, but workers are definitely on the site so progress is being made.

1010 West Peachtree - 328 apartment units
Still land excavation...not much progress from what I've seen, but it's a large land area so it is what it is.

60 11st Street - 319 apartment units
Progress continues to be made on this site. It makes the area feel more urban the higher it rises. We should see completion in the next 6 months.

Post Millennium Midtown - 358 apartment units
More land excavation...not much to say.

Atlantic House - 407 apartment units
It's getting higher!....slowly. Kind of surprised this project is taking longer than the usual skyhouse. Better made material?

One Museum Place - 48 condo units
Work is finally being done on this! Took a long time.

Yoo on the Park - 249 apartment units
This thing is finally making some real progress. Yoo guys are slowly, but surely getting there!

Azure on the Park - 330 apartment units
Large lot size, but more land excavation.

Total units: 3290
Number of residential projects currently under construction: 12

[QUOTE=shivtim;7143315]Couple of Midtown updates from today

5th and Peachtree:

I actually really like the 5th and Peachtree project. I think it's awesome infill for that part of Peacthree and addresses the street very nicely. I'm also just glad it's something other than steel & glass.

i really like the bricks on the seventh midtown building; they look like traditionally fired bricks that vary in colour from brick to brick, versus the standardized brick that is used more often today. it adds a bit of character to the building.

Integral Group, Cushman GE site proposal

Atlanta's The Integral Group LLC is the latest example of the local developers pushing for the proposed GE HQ. These are the renderings of its headquarters standing over the redevelopment of the former General Motors plant in Doraville which it calls Assembly.

Atlanta must really be in the pole position on landing the GE HQ. To my knowledge no other city that is competing for the relocation have presented any formal/informal proposals. Also, I can't remember any Atlanta developer doing this for NCR when they first relocated here or for Mercedes.

Smart move for Integral to photoshop the logos on renderings they were already putting together.

You can see these buildings aready hinted at in the "Campus Square" just north of MARTA/Norfolk Southern tracks in the image posted from the conceptual master plan.

I guess we could get someone to photoshop GE's logo on to the Allen Plaza tower proposal too.

Great photos, Ant! Thank you for posting these. The current growth in Midtown is amazing.

Using the number of 3,290 above, I took the liberty of making a couple population density calcs in Excel. Sources shown below the image.

*EDIT: My first table assumed that all 3,290 units would be occupied by a single person....hadn't had my morning coffee yet :-) The table below shows the same numbers but assuming an occupancy rate of 1.5 people for each unit, assuming a mix of studio,1 bed, 2 bed, and 3 bed units, not to mention couples living together in a single bed unit.

Midtown - 2011 population and land mass

Midtown - 2014 population

August 2015 Midtown Construction Update
Well done on the update. I walk by these sites pretty often, and it's great to see the progress. I hope AMLI Arts Center and the Hampton Inn sites start to heat up soon.

Midtown Alliance started construction of the pilot bioswales that will influence the ultimate full design for the Juniper Streetscape improvements. I walked by it the other day and wasn't sure what it was at first.

Quote:
Bioswales at Juniper/5th - The "pilot bioswale" precursor project for Juniper Streetscape includes two trial "bioswale" drainage basins and associated sidewalk improvements on the southwest corner of Juniper and 5th Streets. These custom-engineered detention basins will house landscape plants that tolerate both wet and dry conditions and act as natural filtration systems. Stormwater from the adjacent roadways and sidewalks will be channeled into each bioswale, detained, and monitored for percolation rate and water quality improvement to help inform future design and maintenance needs for the Juniper Streetscape project. Construction began August 3rd and will be completed this September.

Airplanes would make sense, since this is very near PDK, the 2nd busiest airport in the state, albeit for corporate & general aviation activity. There's lots of aircraft activity in that area. Even some commercial flights in/out of Hartsfield fly over this area and could see it if done correctly. I actually think Porsche needs to put a huge logo on its roof down by ATL so the tens of millions of passengers in aircraft taking off and landing on the north side of the airport can't miss it. Or spell out Porsche, or both!!

Check out Dallas' Harwood Forum thread under Highrise and Supertall proposals.

Harwood International has submitted plans to the FAA for a twin-tower 1080' structure.

GE has stated that Dallas is also on their radar.

Whether the tower is for GE or another corporation is yet to be revealed.

GE's HQ in CT only has 800 employees. So the proposal in Dallas is most likely not for GE as a single tenet..

I believe you meant to say "tenant."

And yes, the project is mixed-use so hospitality and residential would most likely be a part of the plan.

Downtown Atlanta to Get Two New Hotels

Quote:
On the other side of Centennial Olympic Park, Legacy is planning two new hotels on land it owns next to its Hilton Garden Inn. The site sits at Marietta and Baker streets, and the hotels would spill over an existing parking deck there.

The plan is to build a 150-room Homewood Suites by Hilton, an extended-stay brand, and a 150-room Canopy by Hilton, a lifestyle brand that would be new to the Atlanta market.

“Lifestyle brands are increasingly popular with the traveling public,” Marvin said. “Downtown is still dominated by branded, large convention hotels. There’s room for more lifestyle hotels.”

Atlanta-based architecture firm Cooper Carry is designing the two hotels, which could open by mid-year 2017.
